The overall cost of living in Charlotte runs roughly 12% to 20% below Fort Lauderdale, and housing plus insurance drive most of that gap. The average home listing price in Charlotte is more than 40% lower than in Fort Lauderdale, groceries run several percent cheaper, and utilities are lower as well.
There are two real offsets. Healthcare costs a bit more in Charlotte than in Fort Lauderdale, and North Carolina has a state income tax that Florida does not. So when a Broward household sees the savings after moving from Fort Lauderdale to Charlotte, the biggest line items are the mortgage and the insurance bill, not every single category. The move is a clear financial win for most, but it is a win driven by a few large numbers rather than an across the board discount.

Broward County’s overall median sat around $515,000 in 2025, but the number you know is your own town. Fort Lauderdale runs in the mid $500,000s to mid $600,000s depending on the month, Coral Springs sits in the low $530,000s, Weston pushes into the mid $700,000s, and Parkland runs near $1 million and up. The Charlotte metro median sat closer to $425,000 to $435,000 in 2026.
South Charlotte and the border suburbs cost more than the metro median because that is where the newer construction and the top schools are, but the value still lands below Broward, and the carrying cost lands far below once insurance is in the picture. The practical translation for someone moving from Fort Lauderdale to Charlotte: the equity from a Coral Springs or Fort Lauderdale home usually buys a larger, newer house here with room to spare, and the annual cost to own it drops sharply once the insurance premium comes back to earth. A brick home with a three car garage and a real yard in Waxhaw can list for less than a dated home in Weston, with an insurance bill a fraction of the size.

Homeowners Insurance: The Number That Changes Everything
If there is one line item that moves Broward households north, it is this one. South Florida carries the highest homeowners insurance costs in the country. Industry reports put the average annual premium across Florida near $14,000 in 2024 and closer to $15,000 or more heading into 2025, and South Florida coastal counties like Broward sit at the top of that range. The Charlotte area is a different planet: average homeowners premiums here run in the neighborhood of $2,600 to $2,800 a year.
That is not a rounding difference, it is often a $10,000 to $12,000 a year swing on a comparable home. Charlotte sits inland, roughly 200 miles from the coast and at elevation, so it is largely outside meaningful hurricane exposure. There are no windstorm deductibles, no hurricane shutters, and no annual scramble to keep a policy from being non renewed. Premiums here are rising too, like everywhere, but they start from a number a fraction of the South Florida bill.
This is the real counterweight to the income tax point below. For many households, the insurance savings after moving from Fort Lauderdale to Charlotte alone offset the new North Carolina income tax, sometimes several times over. It is the first number I run with any South Florida buyer, because it often reframes the entire budget.
Taxes Compared: No Income Tax vs Lower Everything Else
This is the one section where Florida wins outright, so I will not sugarcoat it. Florida has no state income tax. North Carolina has a flat income tax that drops to 3.99% for 2026, per the North Carolina Department of Revenue, with no surtax at any level. South Carolina is graduated with a top rate near 6.2% but taxes lower brackets lightly and is generous on retirement income.
The income tax you start paying
Moving to North Carolina means a new 3.99% line on your earned income that you did not have in Florida. On $150,000 of taxable income that is roughly $6,000 a year. That is real, and I never pretend otherwise. The reason most South Florida buyers still come out ahead is that the insurance savings, and often the lower mortgage, are larger than that new tax. Run both numbers together, not separately.
Property, sales, and estate tax
Florida property tax is held down for long time owners by the homestead exemption and the Save Our Homes 3% assessment cap, but that cap resets to full market value when a home sells, so a recent Florida buyer is often already paying a market rate bill. North Carolina has no such cap, but its rates are low: Mecklenburg County runs about 0.80% effective and Union County about 0.65%. Sales tax is close to a wash, with Florida around 7% in Broward and North Carolina combined rates from 6.75% in Union County to 8.25% in Mecklenburg. Neither Florida, North Carolina, nor South Carolina has a state estate or inheritance tax.

Schools Compared: Broward vs the Carolinas
Broward County Public Schools is the sixth largest district in the country, serves more than 247,000 students, and has earned an A rating from the state for several years running, with a strong magnet and choice program. It is a big, capable system. The tradeoff South Florida parents know well is scale: with 240 plus schools, quality varies widely by specific school, and the strongest programs are often magnet or choice seats you have to win.
The Carolinas suburbs work differently: assignment is by home address, and the specific south Charlotte districts are among the best in the region. Union County Public Schools leads the Charlotte area in academic performance, and Marvin Ridge High in Waxhaw ranks in the top 1% of North Carolina schools with a graduation rate above 99%. Across the state line, the Fort Mill School District in York County SC has been ranked the number one district in South Carolina by Niche. Charlotte Mecklenburg Schools, covering Charlotte and Ballantyne, is a large district where quality varies by address, much like Broward.
The rule I give every relocating buyer is the same: never assume a school assignment from a listing or a map. Assignment lines are drawn by exact address and they do get redrawn. Before you fall for a house, confirm the current assignment with the district directly. You can start with the Fort Mill School District site on the SC side and the Union County Public Schools locator on the NC side, and I verify the exact assignment for any home before you write an offer.
Weather, Hurricanes, and Four Real Seasons
You are leaving a tropical climate for a temperate one, and that cuts both ways. South Florida is warm year round with a long, humid, stormy summer and highs near 90 from May into October. Charlotte gives you four genuinely distinct seasons: warm summers in the mid 80s that are less oppressive than Broward, a real fall with color, mild winters in the 40s and 50s, and a bright spring.
Snow does happen here, but lightly: Charlotte averages roughly 2 to 6 inches a year, usually gone in a day or two, more novelty than hardship. The bigger climate change is the one Broward residents feel in their shoulders every summer. Charlotte sits inland at elevation, so hurricanes are a rare remnant rain event, not a shutters and evacuation event. The one thing that genuinely surprises South Florida transplants is pollen: the Carolina spring is heavy with oak and pine, and it can trigger allergies you never had at the beach.
What people from South Florida tell me they miss
I grew up down there, so I get it. The transplants I work with miss the ocean and boating most, the ability to be on the water in twenty minutes. They miss the Latin food and the everyday diversity of Broward, and some miss the pure year round warmth. Charlotte has Lake Norman, a growing food scene, and real seasons, but it is a different life, and it is fair to miss what you are leaving. Being upfront about that is part of my job.
Getting Around, Flights Home, and the Beach You Leave
Traffic gets calmer, but do not expect to give up your car. Charlotte is car dependent, much like Broward, and while it has the LYNX Blue Line light rail and there is talk of expansion, it is nothing like a daily substitute for driving. The upside is real though: trading I-95 and the seasonal snowbird crush for I-485, I-77, and I-85 is a genuine downgrade in daily stress for most people, even with Charlotte’s own rush hour bottlenecks like the I-77 and I-85 interchange.
Getting back to South Florida is easy, which matters when your people are still there. Charlotte Douglas International is a major American Airlines hub, with dozens of nonstop flights a week to both Fort Lauderdale and Miami on American, JetBlue, Spirit, and Frontier, on a flight of about two hours. You trade the ocean for a different kind of outdoors: Lake Norman and other lakes for boating, the Blue Ridge mountains around Asheville about 2 to 2.5 hours away, and the Carolina coast at Myrtle Beach or Wilmington roughly 3.5 to 4 hours by car. It is not the beach at the end of your street, but it is a weekend away.
Differences People From Broward Do Not Expect
These are the things that catch South Florida buyers off guard, the ones I make sure to explain before we tour a single home.
You will actually use a winter coat
Charlotte winters are mild, not cold by northern standards, but they are real. There are stretches in the 30s, the occasional light snow, and months where you want a real jacket. For someone who has not owned a winter coat in years, that is an adjustment, usually a welcome one.
HOAs, wells, and septic exist even in nice areas
Most newer suburban neighborhoods here have a homeowners association, and many homes on larger lots in Weddington, Marvin, and rural Union County are on private well water and septic rather than city utilities. That changes your inspection checklist and monthly costs in ways a Broward condo or subdivision does not.
The state line is a real decision
South Charlotte straddles the NC and SC border, and the line has real consequences for income tax, property tax, vehicle registration, and school district. Two homes ten minutes apart can sit in different states with different bills. This is the single most useful thing a local agent adds for an out of state buyer.
The pace and the pollen
The pace is calmer and the default is friendlier, which most South Florida transplants find refreshing after the intensity of Broward. The two things that surprise people are the spring pollen and, for some, a Charlotte that feels less diverse than the multicultural world they are leaving. Both are worth knowing going in.

If you want more of an in town suburban feel with shopping and offices nearby and quick airport access, Ballantyne and Matthews give you that. Assignment inside Charlotte Mecklenburg Schools varies by address, so verify.
