Com/south-charlotte-relocation-guide/ parks near matthews nc come in very different sizes, and the biggest one isn't automatically the one you'll use most. In this video i walk you through three of them, dogwood park in wesley chapel, colonel francis j. Beatty park on weddington road and squirrel lake park in matthews, and my two toughest critics score each playground. Colonel beatty park covers about 265 acres per mecklenburg county's park records, with a lake, mountain bike trails and ball fields. Squirrel lake is 36 acres per the town of matthews, and dogwood is 22. 5 acres per the village of wesley chapel. Beatty also carries a matthews mailing address while sitting inside charlotte city limits, the kind of detail that changes a tax bill when it's a house instead of a park. What this video covers: • dogwood park in wesley chapel: fenced playground, amphitheater, pond with a fishing pier and walking trails • colonel francis j. Beatty park: a matthews address inside charlotte city limits • beatty park's lake, mountain bike trails and the ballfield complex that reopened with turf and lights in 2025 • lake pointe hall, the lakeside event space you rent through mecklenburg county • what beatty is missing (no dog park) and the pickleball courts the county has planned • squirrel lake park on pleasant plains road: fishing pond and pier, disc golf, two shelters and a bike repair station • how squirrel lake connects to the four mile creek greenway and downtown matthews • each park's playground score and the winner if you're weighing matthews, weddington, wesley chapel, waxhaw or ballantyne, these three parks are close by. Thinking about moving to south charlotte? That's what i do. I help people moving here learn the area first, then make the smart move. Com/south-charlotte-relocation-guide/ looking for a community in waxhaw, nc? In this video i walk you through what living in cureton is like day to day: the town center, the homes, the hoa, the schools and the tax bill. Cureton is about 725 homes, 638 single family and 87 townhomes, built in two waves under one name. That matters, because the section you buy in decides your lot size, your home size and whether you can walk to the shops. Every cureton lot is inside waxhaw town limits, which is why the tax bill has three lines instead of two. What this video covers: - cureton town center: harris teeter (with a starbucks and a bar inside), jersey mike's, dunkin', great clips, massage envy and cvs - which part of cureton you can actually walk from, and where most people still drive - drive times from cureton to uptown charlotte and downtown waxhaw - why cureton is really several neighborhoods: home sizes and lot sizes by section - what cureton homes have sold for over the last 12 months - cureton hoa: what the dues cover, firstservice residential, and the separate townhome fee - amenities: clubhouse, pool with water slide, exercise studio, playground, ponds and walking paths - how cureton compares with baxter village in fort mill sc - 2026-27 school assignment: kensington elementary, cuthbertson middle, cuthbertson high (union county public schools) - why cureton's property tax bill has three lines: union county, town of waxhaw and the waxhaw fire district if you're weighing cureton against millbridge, weddington, marvin or fort mill, this gives you the side of waxhaw most people don't see until they tour. Com/south-charlotte-relocation-guide/ living in marvin nc looks different from every town around it, and that is on purpose. In this video i walk through why marvin became a village, the rules that shape every lot, and the new park, village center and commercial projects that have residents asking whether marvin is still marvin. Marvin incorporated in 1994 to control its own growth. More than thirty years later, most new homes still sit on large lots, many run on well and septic, and there is no shopping inside the village. Now a 125 acre heritage district, two approved projects with new homes and commercial space, and a comprehensive plan update are all in motion at once. That is a lot of change for a place built to move slowly. What this video covers: - why marvin became a village in 1994, and what that decision still controls - the 2. 5 acre rural residential lot rule and the density cap behind it - why older marvin neighborhoods have smaller lots - how the village, union county and fire district taxes stack on one bill - who provides fire service, law enforcement, water and sewer - why so many marvin homes are on well and septic - how marvin's population growth compares to the towns around it - the top two concerns in the village's january 2026 resident survey - the marvin heritage district and the new park at village hall - marvin oaks and marvin commons: what was approved and where - the tradeoffs: shopping, the drive to uptown and road construction - where marvin's comprehensive plan update could take the village if you're weighing marvin against weddington, waxhaw, ballantyne or indian land, this shows you what makes marvin different before you start touring homes. Thinking about moving to south charlotte? That's what i do. I help people moving here learn the area first, then make a smart move. Marvin is a good example. Com/south-charlotte-relocation-guide/ fort mill, south carolina vs waxhaw, north carolina is the decision most south charlotte relocation buyers get stuck on, and the tax advice you have been given is out of date. South carolina has always been the cheaper property tax side of the line. In 2026 that gap narrowed, and for a lot of people it no longer decides anything. Here is the short version. York county, where fort mill sits, taxes at a lower county rate than union county next door, and south carolina assesses your primary residence at just 4% of its value. That part is still true. But north carolina's income tax dropped to 3. 99% in 2026 and is written into law to keep falling through 2028, while south carolina stays north of 5% for higher earners. Run both sides of the ledger and the money is close to a wash. Which means the decision is really about schools, commute, and how each town is handling its growth. What this video covers: - york county sc vs union county nc property tax rates, and what the gap actually is - south carolina's 4% primary residence assessment and why almost no other state does it - the 2026 north carolina income tax cut and how it changes the fort mill vs waxhaw math - fort mill school district, the top rated district in south carolina, and why uniform quality changes how you shop - union county schools: cuthbertson, marvin ridge, weddington and parkwood, and why your address decides everything - one waxhaw subdivision split between two different high schools, and what that costs a buyer who did not check - the fort mill commute on i-77, the express lanes, and what uptown looks like at rush hour - the waxhaw commute on providence road, where there is no interstate to fall back on - the school impact fee added to every new construction home in fort mill, and why resale buyers skip it - fort mill's rezoning moratorium and why the town hit pause on residential growth - the silfab solar plant, the litigation around it, and which part of fort mill it actually affects - waxhaw's new downtown plan, the parking deck, and the debate over losing the town's character if you are weighing fort mill against waxhaw, weddington, marvin, or indian land, watch this before you plan a trip out here. This is the full walkthrough, inside and out, plus a drive through the community. Here is what you are looking at. The home was built in 2006, just under 2,700 square feet, three bedrooms and two and a half baths, with a bonus flex room upstairs big enough to work as a fourth. A dedicated office with a door sits off the entry, which is a 2006 floor plan doing 2026 work. It is a corner lot in an established neighborhood, so the pines are grown, the trails are built, and the pool is already open. What this video covers: - the covered front porch that faces greenway space, not another garage - the dedicated main level office with a door, and why it matters if you work remote - the open sightline from the kitchen island straight into the family room - dark granite counters, breakfast bar, and the breakfast nook off the back porch - the family room gas fireplace and the main level half bath - the upstairs bonus flex room most three bedroom listings do not have - two guest bedrooms, both with real walk-in closets, not the halfway-shut kind - the primary suite: dual sinks, separate water closet, walk-in shower, soaking tub - the corner lot, the mature pines, and the fully fenced backyard - the extended back porch you could screen in tomorrow - cureton's walking trails and how the neighborhood actually connects - walking to cureton town center for groceries, dinner, and daily errands if you are weighing waxhaw against weddington, marvin, matthews, fort mill, or indian land, walk this one with me before you book the trip. Com/south-charlotte-relocation-guide/ waxhaw, nc is about to change permanently, and if you are relocating to south charlotte you need to understand what the new downtown master plan actually does before you tour a single home here. Growth is not slowing down, and over the next 5 to 10 years the town is going to look and feel different. Here is the context. Waxhaw had fewer than 10,000 residents in 2010. By the 2020 census it had passed 20,000. It sits near 24,000 today, making it one of the fastest growing towns in north carolina. That kind of growth forced a decision: keep the charm of the historic downtown, or keep up with the infrastructure. The town's answer was the downtown master plan, adopted in late 2025, and it is now moving into execution. What this video covers: - the real waxhaw growth numbers, 2010 to 2026, and why they matter to your home value - the housing pipeline: subdivisions like the preserve at forest creek and south point already moving forward - what the downtown master plan actually protects: the national register historic core, the brick facades, the antique shops, the water tower - infill, not sprawl, and why that distinction changes the risk for buyers - the proposed 300-space parking deck and the design rules that keep it from becoming an eyesore - real money behind it: a $26. 47m operating budget and a $5. 97m capital improvement plan - the water main and sewer overhaul happening under main street right now - the pedestrian plaza, the one-way conversion on east north main, and retractable bollards for festival weekends - how the town is forcing developers to fund road improvements before they can sell homes - the two real friction points: traffic on the uptown commute, and school capacity at cuthbertson - what 2026 inventory being up over 25% year over year means for your timing if you are weighing waxhaw against weddington, marvin, or anywhere else in union county, watch this before you make the trip. Indian Trail NC Home Tour: Custom Upgrades Meet Smart Design
Willowbrook is the established matthews, nc community most buyers drive right past — and it's actually in stallings (union county, zip 28104), which means lower taxes and top-ranked schools for single-family homes around and under $600k. In this tour i show you why that one map detail changes everything before you buy. If you're relocating to south charlotte and want an established neighborhood with mature trees, real amenities, and a low hoa — not another new-construction lot — willowbrook deserves a serious look. Here's the catch most "moving to charlotte" videos miss: it looks like matthews on the map, but being in union county instead of mecklenburg means lower property taxes and access to highly ranked schools. Willowbrook even sits right on the county line, so a rezoning between the two is worth watching before you make an offer. What this willowbrook tour covers: - why it says "matthews" but is actually stallings / union county — and what that does for your taxes - established, mature feel: brick homes built between 1990 and 1996 under a real tree canopy - home styles: mostly two-story, with a select few ranch / one-story homes (we walk through one) - the hoa reality: roughly $413 a year for clubhouse, pool, tennis courts, and a walkable community - how that low hoa compares to new construction charging 2–4x for the same amenities - single-family only — no townhomes, no condos — on lots from about a quarter acre to 0. 4 acres - a providence plantation–style canopy and feel at a fraction of the price - the union / mecklenburg county border and the rezoning you should know about - location: 20–25 minutes to uptown off-peak (up to 45 in rush hour), 15 minutes to downtown matthews, quick i-485 access - everyday convenience on stevens mill road: harris teeter and sun valley commons - schools: stallings elementary, porter ridge middle, and porter ridge high — and how to confirm your zoning - the numbers: 19 single-family homes sold in the past 12 months, $550,000 median price, just 9 days median time on market if you're weighing established south charlotte communities in this price range, this gives you the honest local picture before you make the trip. 👉 book a free relocation consult: https://calendly.
