North Carolina vs South Carolina: the state line barely moves the price
This is the question relocating buyers ask me more than any other, and the answer in this data runs against what almost everyone assumes before they get here.

The medians differ by $2,000, or about a third of a percent. For a buyer purchasing a median priced home, crossing the state line does not change what the house costs. Last window the gap was $811. I have watched buyers spend weeks agonizing over which side of the border to shop, and on price alone this dataset says that decision is close to a coin flip.
The regional median and the North Carolina median land on the same figure, $590,000. That is not a copy error. North Carolina supplies about three quarters of the closings in this dataset, so the middle sale of the whole region and the middle sale of the North Carolina side tend to sit on the same transaction value.
Three things are actually different between the two states, and I think they matter more than the price does:
The top of the market, not the middle. The North Carolina average runs $75,221 higher than South Carolina while the medians are effectively identical. I read that gap as living mostly at the top of the market, in Weddington and SouthPark, where there is more high value inventory on the North Carolina side. In the middle of the market, where most buyers actually transact, the two states price the same.
Speed. The fastest submarkets in the region are all on the North Carolina side: SouthPark at a median of 7 days, Matthews at 9, and Weddington, Ballantyne, and Pineville at 10. The three South Carolina areas sit at 19 days in Fort Mill, 24 in Indian Land, and 27.5 in Lake Wylie. Monroe and Indian Trail are the exceptions within North Carolina, at 32.5 and 25 days, and that is where I would tell a buyer they currently have the most negotiating room in the region.
Property tax treatment. Because the purchase prices are so close, the tax difference is not being offset by a price difference the way buyers usually assume it is. That makes property tax a larger share of the total cost of ownership decision than the sale price is. The rules differ meaningfully between the two states for owner occupants, and I am not going to publish a rate here that could be stale by the time you read it. What the days on market numbers say
Days on market separates these submarkets far more sharply than price does, and it is the number I look at first when a client asks me how much negotiating room they have.
SouthPark closed 231 homes at a median of 7 days on market, the fastest in the region, and Matthews was right behind it at 9 days on 240 closings. Weddington, Ballantyne, and Pineville all sat at 10. Weddington’s 10 days is a change from the 1 day median it posted last window, and the reason is mix: eight of its 37 closings were new construction in one community, Luna Estates, and builder closings carry more market time on paper than a resale that goes under contract in a weekend. I read all five of these towns the same way: very little slack, and a buyer needs to be fully approved and ready to move the day the right house lists.
At the other end, Monroe at 32.5 days and Lake Wylie at 27.5 days give buyers meaningfully more time to think and more room to negotiate. Indian Trail at 25 and Indian Land at 24 are close behind. I do not read those numbers as weakness in any of those towns. I read them as more inventory relative to demand, which is exactly what a buyer who wants choices should be looking for. Fort Mill at 19 days and Waxhaw at 17 sit in the middle, both slower than the close-in Charlotte submarkets but faster than the value corridor.
The practical version: if you are shopping SouthPark, Matthews, or Weddington, be fully approved and ready to move on day one. If you are shopping Monroe or Indian Trail, you have time to see a dozen homes before you commit to one.
Price per square foot tells a different story than price
Sorting by price per square foot reorders the region, and it is the number I reach for when a buyer is choosing between two towns and trying to work out where the money is actually going.
SouthPark leads at $367.76 and Weddington follows at $342.00. But the comparison I find more useful is Ballantyne at $281.09 against Waxhaw at $233.06. Those two markets have similar median prices, $757,000 and $725,000, yet Ballantyne costs about $48 more per square foot. A buyer choosing between them is trading square footage for location, and I want people to see that tradeoff explicitly rather than discover it on the third showing. In Waxhaw the same budget buys noticeably more house. In Ballantyne it buys a shorter drive to the office parks and the retail.
Indian Trail at $195.50 and Monroe at $200.83 are the only two areas in the region under $210 per square foot. That is the clearest affordability signal in this dataset, and it is why I keep pointing relocating buyers who want space toward those two towns even when they arrived with a different list.
