South Charlotte Housing Market Report: July 2026 Numbers From Canopy MLS

Across the 14 South Charlotte area towns we track, 2,403 single family homes closed for a combined $1.76 billion in the 90 days ending July 14, 2026, an average sale price of $734,194, per Canopy MLS. That is the headline. The story underneath it is that this region is really five or six different markets wearing one name, and the spread between them has rarely been clearer: the same 90 days produced a $458,764 average in Monroe and a $1,690,236 average in Weddington.

I pull these numbers directly from Canopy MLS as a licensed broker, not from a national portal’s estimate model. This is the first edition of a monthly series. Every figure below is a closed sale, not a listing price. Single family homes only, closed in the 90 days ending July 14, 2026, pulled from Canopy MLS. Ballantyne and SouthPark are Charlotte areas rather than incorporated towns, so those are measured by ZIP code (28277 for Ballantyne, 28210 and 28211 for SouthPark).

Weddington set the pace

Weddington (a low density town in Union County known for acre plus lots and its namesake school assignment) posted the region’s highest average at $1,690,236 across 22 closings, with sales ranging from $790,000 to $2.9 million. Two things drove that number. First, Weddington simply does not trade often; 22 sales in 90 days is normal for a town where owners stay put. Second, a wave of new construction closings arrived this quarter, several of them between $1.6 million and $2 million in newly finished estate communities. When a small market takes delivery of new builds at the top of its range, the average moves fast.

If you are selling in Weddington, this is the market working in your favor: buyers now anchor on comparable sales well above where the town sat a year ago. If you are buying, know that the $790,000 entry point still exists, but it is the exception in the mix, not the rule. Neighboring Marvin averaged $1,212,133, but on just 6 closings. Treat that as a direction, not a precise price level. Small towns produce small samples, and I will flag that every time rather than let a thin number pretend to be a trend.

The value corridor: Monroe, Indian Trail, and Pineville

Three markets averaged near or below the half million mark, and they are where buyers priced out of the marquee towns actually land. Monroe (the Union County seat, about 40 minutes from Uptown Charlotte) averaged $458,764 and posted 338 closings, the second busiest market on this list. Indian Trail (the growth corridor between Matthews and Monroe) averaged $501,945 on exactly 200 closings. Pineville (a compact town wedged between SouthPark and the state line) averaged $505,862 on 33.

Here is the practical read: Monroe’s volume tells you demand at the affordable end of Union County is deep, not desperate. Buyers who want the Union County direction without the Weddington or Waxhaw price of admission are transacting in Monroe and Indian Trail at more than ten times the pace of the estate towns. If that is your budget, start with our Indian Trail guide and expect competition, because 200 closings a quarter means you are not the only one who did this math.

The state line story: Fort Mill, Indian Land, and Lake Wylie

Fort Mill was the busiest market in the entire region: 386 closed single family sales in 90 days, averaging $653,518. That is more closings than Weddington, Marvin, Mint Hill, Lake Wylie, and Pineville combined. The draw has not changed: the Fort Mill School District plus South Carolina’s lower owner occupied property tax rate, minutes from the North Carolina line. Indian Land (the fast growing panhandle of Lancaster County) added 93 closings at a $627,785 average, and Lake Wylie averaged $725,271 on 24 sales, with lakefront skewing its mix upward.

For relocating buyers the state line question is usually the first fork in the road. The short version: South Carolina trades a lower property tax bill for a vehicle tax and, for many commuters, a longer drive. Inside the Charlotte line: SouthPark, Ballantyne, Matthews, and Mint Hill

SouthPark’s $1,275,846 average on 232 closings needs an asterisk, and I will always give you the asterisk: one closing near $15 million moved the entire average by roughly $60,000 on its own. Strip the outliers and SouthPark reads as a strong luxury market, not a $1.3 million everywhere market. Ballantyne (Charlotte’s master planned southern district, measured here by ZIP 28277) averaged $863,400 on 220 closings, remarkably deep volume for its price point.

Matthews averaged $693,653 on 261 closings and Mint Hill $600,578 on 112. Both are the close in compromise: Mecklenburg address, real downtown in Matthews’ case, 22 to 25 minutes to Uptown, and average prices hundreds of thousands of dollars below the Union County estate towns.

How to read these numbers

A few honest notes on methodology, because a stat you cannot interrogate is a stat you should not trust. These are averages of closed single family sales only: no townhomes, no condos, no land. The window is a rolling 90 days ending July 14, 2026. Averages are sensitive to what happened to close in a given window; that is why I flag small samples (Marvin at 6, Weddington at 22, Lake Wylie at 24) and outliers (the SouthPark sale).
