Posting to the MLS and Hoping Isn’t a Strategy
You’ll hear that your home will be on all the websites, and it will. Every listed home is. The better question is where your buyer was before they got there. Here’s where we find yours:
Reading up on South Charlotte
Buyers planning a move read our market reports and town guides and watch Steve’s Living in South Charlotte channel on YouTube.
Already on our list
Buyers we already know, matched to your home on day one.
Scrolling Meta and YouTube
Our ads put your home in front of qualified buyers, then we retarget the ones who show interest.
Working with a local agent
Agents selling in your neighborhood hear about your home from us directly.
Every listed home gets the MLS and the portals, ours included. Those four are how we find your buyer.

01Consultation
First, We Come See Your Home
Before we meet, we’ve already started the pricing work from recent sales near you. At the consultation we walk the home together, account for what those sales can’t show us, and set a list date. Your Pre-Listing Market Analysis covers:
- A supported price range from Canopy MLS comparables
- Three ways to price, with the tradeoffs of each
- An estimated net sheet, so you see what you’d keep
02Planning
Pricing Decides Everything Else
Four things are settled before we meet. Three are ours to decide together. Priced correctly, a home tends to draw its strongest offers in the first two weeks. Priced above the market, it spends those weeks making another house look like a better deal.
Settled before we meet
- Location
- Finished square footage
- Floor plan
- Features
Ours to decide together
- How it shows
- How hard we market it
- Price and terms
Preparing Your Home
Photography is the first showing, and it happens once. So after the walkthrough you get a written prep list the same day, room by room, best return at the top, plus a short list of work that isn’t worth doing.
We handle
- The walkthrough and your written prep list
- A Staging and Design Consultation with decor accessories
- Photography, video and the virtual tour
- Lining up the vendors
You handle
- Decluttering
- The repairs we agree on
- Access for vendors and showings

Your First 21 Days
Counted from the day you sign:
- Days 1 to 7Paperwork, disclosures and the prep walkthrough, with your prep list the same day. Then the prep work.
- Days 8 to 10Photography, video and the virtual tour, then listing copy, the property site and marketing, sent to you for approval.
- Day 11Live on Canopy MLS, with the portals following within 24 to 48 hours.
- Days 11 to 14Meta and YouTube campaigns go live, agent outreach starts, and the first open house is promoted.
- Days 14 and 21We review the activity against the pricing with you. On day 21, that comes with a written recommendation.
If the activity isn’t matching what the pricing predicted, you hear it from us on day 21 rather than in month three.
03HGTV-Style Video
Your Home Gets Its Own Film
Once the home is prepared, we shoot its cinematic listing film. It can run on Living in South Charlotte, Steve’s YouTube channel of more than 100 videos, where people researching a move here already watch, and in paid placement on YouTube.
Photography
Professional photos for the MLS, the portals, the property site and print.
Virtual tour
Buyers can walk through the home before they visit.
Property site
A single property site at your home’s own web address.
04Multi-Channel Marketing Strategy
Where Your Home Shows Up
Every channel here does one of two jobs: put your home in front of qualified buyers, or stay in front of the ones who show interest. The channels are the same for every listing. What changes from home to home is the audience, the timing and the story we lead with.
Before real estate, Steve joined VisualTour as President, led its rebrand to Paradym, and led the company to its acquisition by Constellation Software in 2020. Paradym made virtual tour and listing marketing software for real estate professionals, so this plan grew out of work he did before his first listing.

Canopy MLS
A full listing written for buyers and for the agents searching for them.
The portals
Zillow, Realtor.com, Homes.com, Redfin and the wider portal network, through Canopy MLS.
Meta
Ads, then retargeting for the people who engage with your listing.
YouTube
Your film on our channel and in paid placement, plus retargeting.
Our buyer list
Our database and email list of buyers watching this area.
Local agents
Direct outreach to the agents who have shown or sold homes in your neighborhood this year.
In person
Print, signage and an open house in the first two weekends, promoted before it opens.
Every Friday, in Writing
The numbers, showing feedback in the agents’ own words, and our recommendation: what we’re seeing, what it means and what we’d change. Between reports, call or text Steve at 704-774-7170.
05Offers to Closing
Price Is One Number. The Terms Decide What You Keep.
Any offer gets a call from us within the hour. Then we read it with you term by term, because a higher price with weaker terms can leave you with less.
- Financing
- Due diligence and earnest money
- Timeline
- Repairs and credits
- Contingencies
Your net sheet is built before you list and rebuilt with every offer, so you compare offers by what you’d walk away with. In North Carolina, the buyer pays the due diligence fee directly to you, and it’s generally yours to keep. In South Carolina, the buyer’s earnest money is held in escrow. From contract to closing, a transaction coordinator tracks every deadline.
Your net sheet
- Sale price
- Mortgage payoff
- Listing side fee
- Closing costs and agreed credits
- Prorated taxes and HOA dues
- State transfer tax
What you keep

Questions About Selling Your Home
How does The Longleaf Group market a home for sale?
Every home The Longleaf Group lists in South Charlotte gets a Custom Marketing Plan: professional photography and a cinematic listing film; a virtual tour and single property site; Zillow, Realtor.com, Homes.com and Redfin through Canopy MLS; Meta and YouTube ads with retargeting; outreach to local agents and our buyer database; and an open house in the first two weekends. Sellers get a written report every Friday.
How do you price a home before it goes on the market?
We start with a Pre-Listing Market Analysis built from Canopy MLS comparables: a supported price range, three ways to price with the tradeoffs of each, and an estimated net sheet. Then we walk your home together, finish the pricing with its condition and features accounted for, and set a list date.
Should I fix up or stage my house before selling?
Some of it, and we’ll tell you which. After the prep walkthrough you get a written list the same day, room by room, with the best return at the top and a short list of work that isn’t worth doing. You handle decluttering and the repairs we agree on. We line up the vendors and provide a Staging and Design Consultation with decor accessories.
How long does it take to get my house listed?
On our typical schedule, your home goes live on Canopy MLS on day 11 after you sign, and the portals follow within 24 to 48 hours. The first 10 days cover paperwork, disclosures, prep work, photography, video, the virtual tour and your approval of the listing materials. Once you’re live you get a written report every Friday, and on days 14 and 21 we review the activity against the pricing with you, the second time with a recommendation.
Does the seller keep the due diligence fee in North Carolina?
Yes, in most cases. In North Carolina the buyer pays the due diligence fee directly to the seller, and it stays with the seller even if the buyer walks away during the due diligence period. It’s refunded only in narrow cases, such as a material breach by the seller or serious damage to the home before closing. In South Carolina, the buyer’s earnest money is held in escrow.

Let’s Walk Your Home Together
