Waxhaw sits about 20 miles south of Uptown Charlotte, just over the Mecklenburg County line into Union County. For a relocating buyer comparing South Charlotte options, that line matters in three ways. Union County property tax rates run lower than Mecklenburg. Union County Public Schools includes three of the top rated traditional high schools in North Carolina. And Union County land tends to be platted larger, which is why Waxhaw is where you find half acre lots inside master planned communities and one to two acre lots inside the luxury enclaves.

The other reason buyers shortlist Waxhaw is the downtown itself. Main Street still feels like a real small town, with locally owned restaurants, the Saturday morning Waxhaw Farmers Market, and a walkable district that anchors community events through the year. Most of the master planned communities sit a 5 to 12 minute drive from that downtown, which is the lifestyle pairing most relocating buyers are actually trying to engineer.

The Three School Clusters That Drive Every Waxhaw Decision

Inside the Waxhaw mailing address you have three Union County Public Schools attendance clusters, and they are not interchangeable. Knowing which cluster your address sits in is the first thing I check before showing a home.

The Marvin Ridge cluster includes Marvin Elementary, Marvin Ridge Middle, and Marvin Ridge High. Marvin Ridge High has ranked in the top 2 percent of North Carolina high schools in recent US News listings. Neighborhoods that typically sit in this cluster include Hunter Oaks, Longview, Skyecroft, Providence Downs South, and most of the Waxhaw Marvin Road custom estate corridor.

The Cuthbertson cluster includes Cuthbertson Elementary, Cuthbertson Middle, and Cuthbertson High. Cuthbertson High has ranked in the top 5 percent of North Carolina high schools. Neighborhoods that typically sit in this cluster include Lawson, Cureton, and large portions of Millbridge.

The Weddington cluster includes Weddington Elementary, Weddington Middle, and Weddington High. Weddington High is consistently a top ten ranked traditional public high school in the state. Hollister and the northern edge of Hunter Oaks typically sit in Weddington attendance, along with the slice of Waxhaw addresses that flow over toward Weddington proper.

Attendance zones do shift. Before you commit on any address in Waxhaw, verify the current cluster directly with UCPS at ucpsnc.org. The Five Communities From the Video

1. Millbridge

Millbridge is the largest master planned community in Waxhaw at approximately 2,000 homes built from 2008 to present, sitting on roughly 920 acres. The amenity package is the one buyers remember after a tour: three pools including a lazy river, an indoor sports court, a full time on site activities director, miles of greenway trails, and a calendar that runs from food truck nights to swim team meets. Homes average around 3,100 square feet. The community sits in the Cuthbertson school cluster, with direct access to downtown Waxhaw via Kensington Drive.

The buyer this fits best is the household that wants a high amenity, high activity lifestyle without stepping up to a private club initiation. Trade off: Millbridge is large and you will not know all your neighbors, which some buyers love and others do not.

2. Hunter Oaks (Marvin area)

Hunter Oaks is the established Marvin area swim and tennis community, built roughly 1994 to 2008 and now mostly resale. Half acre lots, tree lined boulevards, and quick access to I 485 and the Waverly shopping district make it one of the most convenient Waxhaw addresses for buyers commuting north to SouthPark or Ballantyne. Most of Hunter Oaks sits in the Marvin Ridge school cluster, with the northern edge crossing into Weddington attendance on certain streets.

Best fit: buyers who want a mature, established neighborhood with character, a serious swim and tennis program, and a 12 to 15 minute drive to South Charlotte. Trade off: most of the housing stock is 18 to 30 years old and may need updating depending on the street.

3. Skyecroft

Skyecroft (commonly misspelled “Skycroft”) is the gated European inspired enclave near the Weddington line, with stone bridges, an Old World clubhouse, a junior Olympic pool, and 40 acres of preserved green space inside the gates. About 180 home sites, built 2004 to 2016, sit on lots that feel custom rather than production. The community is in the Marvin Ridge cluster and is a short drive from the Weddington K through 12 campus, which is why buyers cross shop it against Providence Downs South and Longview.

Best fit: buyers in the upper price tier who want a distinctive look, a smaller community, and gated privacy without buying into a golf membership. Trade off: limited inventory and a slower resale cycle, so timing your purchase matters.

4. Hollister

Hollister is the Shea Homes built community of approximately 116 homes on 0.4 acre lots inside the Weddington school cluster. Executive elevations, an amenity center with pool, tennis, and a playground, and one of the strongest school assignments in Union County make it punch above its size. Built 2009 to 2014, the homes still feel modern and tend to need less updating than older Hunter Oaks resale.

Best fit: buyers who want the Weddington school cluster, a smaller community feel, and a turn key home built in the last 15 to 20 years. Trade off: low inventory. Hollister rarely has more than 2 or 3 active listings at a time.

5. Lawson

Lawson is the 558 acre community along Cuthbertson Road that dedicates roughly one third of its footprint to parks and greenway. The mill themed clubhouse, three pools, fitness centers, and walkable proximity to Cuthbertson Middle and High School make this one of the few Waxhaw communities where a household can genuinely walk or bike kids to school. Approximately 650 homes built 2005 to 2019. The community sits in the Cuthbertson school cluster.

Best fit: buyers who prioritize the Cuthbertson cluster and want amenity rich master planned living with walkability to schools. Trade off: Cuthbertson Road traffic at school drop off and pickup is real, so morning commute timing matters.

These four did not make the original video because the focus there was master planned amenity communities. They show up in nearly every relocation conversation I have once buyers see the full Waxhaw map.

6. The Club at Longview

Longview is the only Jack Nicklaus Signature golf course community in the Charlotte region, sitting on approximately 1,000 acres just south of Ballantyne with about 320 custom estate homes built from 2003 to present. The community is guard gated, the clubhouse is the social center, and the Jack Nicklaus course was recently rated number 11 in North Carolina by Golf Digest. Most lots run 0.4 to 0.8 acre. The neighborhood sits in the Marvin Ridge school cluster.

Best fit: buyers in the upper luxury tier who want resort lifestyle, daily golf access, and 24 hour security. Trade off: club dues are an additional carrying cost on top of the home, and the membership decision shapes the experience as much as the address.

7. Providence Downs South

Providence Downs South is the 24 hour gated community along Providence Road West with approximately 215 custom homes built primarily between 2005 and 2014. The amenity package is one of the most complete in Waxhaw: a junior Olympic pool, three tennis courts, a basketball court, a sand volleyball court, a children’s indoor activity room, a fitness center, and an outdoor pavilion with grills. The community sits in the Marvin Ridge school cluster.

Best fit: buyers who want full luxury amenities behind a guard gate, but without the additional layer of a private club. Trade off: HOA dues are higher than non gated Waxhaw communities, and the architecture skews to a specific 2000s era custom estate style that buyers either love or want to renovate.

8. Cureton

Cureton is the master planned community of more than 500 homes off Providence Road West, built from 2001 to present in phased sections. The amenity center includes a pool with cabana, a fitness center, tennis courts, a playground, and a winding trail network connecting the different pods. The community sits in the Cuthbertson cluster, and the active food truck and seasonal event programming is one of the most consistent in Waxhaw.

Best fit: buyers who want a sub Millbridge price point with a similar amenity feel and the same Cuthbertson school cluster. Trade off: Cureton is older in the original sections, so condition varies by phase. The newer Meritage built phases are the ones to watch for inventory.

9. Marvin Creek

Marvin Creek is the swim and tennis community of approximately 300 homes built primarily from 2002 to 2012, sitting on larger 0.5 to 1.0 acre lots along the Waxhaw Marvin corridor. The community sits firmly in the Marvin Ridge school cluster and is one of the cleaner cross shops against Hunter Oaks for buyers who want similar mature feel with slightly larger lots.

Best fit: buyers who want established Marvin Ridge cluster real estate with a strong neighborhood swim and tennis program and a slightly more private lot than Hunter Oaks. Trade off: limited inventory, similar to Hollister. Patient buyers do the best here.

How to Choose Between Them as a Relocating Buyer

The shortlist usually collapses fast once you set three filters in order. School cluster is first. Commute pattern is second. Amenity and price tier is third. Most buyers try to do it in the opposite order and end up touring 12 homes in 6 communities, which is exhausting and rarely leads to a clean decision.

If you want the Marvin Ridge cluster, your shortlist is Hunter Oaks, Marvin Creek, Skyecroft, Providence Downs South, and Longview, with Longview as the only true private club layer. If you want the Cuthbertson cluster, your shortlist is Millbridge, Lawson, and Cureton, with Lawson winning on school walkability and Millbridge winning on amenity breadth. If you want the Weddington cluster from a Waxhaw mailing address, your shortlist narrows fast to Hollister and the northern Hunter Oaks streets, with the rest of the Weddington draw map sitting outside the Waxhaw zip codes.

The commute filter usually decides between two finalists. If you are reverse commuting south for work or working hybrid from home, all nine of these communities are workable. If you are commuting daily to SouthPark, Ballantyne, or Uptown, the communities closer to I 485 (Hunter Oaks, Providence Downs South, Longview, and Marvin Creek) will save you 10 to 20 minutes a day versus the communities further south. Steve’s Take on the Waxhaw Shortlist

If a relocating buyer called me cold tomorrow and asked which of these nine they should tour first, I would not answer until I knew three things. Which school cluster are you targeting. What is the longest commute you can live with. Are amenities a daily priority or a weekend nice to have. With those three answers, the nine communities almost always collapse to three or four, and the tour itinerary writes itself.

I would also tell you something the SERP rarely will. New construction is changing the Waxhaw landscape fast. Toll Brothers, Mattamy, and Meritage are all building in the area right now, and several of the newer pockets (Rone Creek, Forest Creek, Spring Valley) do not yet have an established resale market or community identity.
