Wesley Chapel is a village of about 9,500 people and 9.72 square miles in western Union County, and it has quietly become one of the most requested addresses I work in as an agent. The problem for anyone researching it from out of state: the neighborhood data online is thin, blended with Weddington and Waxhaw, and silent on the one thing that changes everything here, which is that school zoning inside the village splits three ways. So I built the dataset myself. This guide ranks the best neighborhoods in Wesley Chapel NC using Union County parcel records for all 3,557 parcels inside village limits and the official Union County Public Schools attendance boundaries, both pulled in August 2026.

The Short Answer

After running all 3,557 parcels inside Wesley Chapel village limits against Union County’s January 1, 2025 revaluation records and the official UCPS attendance boundaries, I put 10 neighborhoods on this list, and they sort cleanly by school zone and budget. In the Weddington High zone: Wesley Oaks (289 homes, $741,900 median value), Potters Trace ($559,450), The Brooks ($741,600), and gated Quintessa ($1,147,850). In the Cuthbertson High zone: Stonegate ($680,300), Silver Creek ($673,800), Champion Forest ($891,400), Brookmeade ($911,000), and Berkshire ($525,250). The Courtyards at Wesley Chapel ($612,700) is the 55 and older option. For the town as a whole, Redfin puts the median sale price at $743,096 for the three months ending June 2026, up 10.1% in a year.

One more thing before the profiles, because it surprises nearly every buyer I work with: not one of these neighborhoods has a Wesley Chapel mailing address, and the area’s newest $1 million community is zoned to a high school most buyers have never researched. Both stories are below.

Wesley Chapel has no post office, so every home in the village borrows its mailing identity from a neighbor. County tax records show village parcels carrying Monroe (28110), Matthews (28104), Waxhaw (28173), and Indian Trail (28079) addresses. The split runs straight through single neighborhoods: in Wesley Oaks, most tax bills go to Waxhaw addresses while 39 go to Monroe addresses, even though every home is inside the same village, pays the same $0.4567 combined tax rate per $100, and feeds the same schools.

This matters for more than trivia. Portal searches filter by postal city, so a search for homes in Wesley Chapel misses half the village and catches homes that are not in it. Quintessa shows up under Matthews. Stonegate shows up under Waxhaw. Potters Trace shows up under Monroe. If you shop this town by mailing address, you are shopping the wrong map. Union County deeds recorded since January 2024 show a median of $805,000 across 9 Wesley Oaks sales, $885,000 across 9 Champion Forest sales, $707,500 across 10 Silver Creek sales, and $1,265,000 across 7 Quintessa sales. Here is the fact that reorganizes this entire list: Wesley Chapel village parcels feed three different high school clusters. Of 3,557 parcels, 1,932 (54.3%) are zoned to Weddington Middle and High, 1,081 (30.4%) to Cuthbertson Middle and High, and 544 (15.3%) to Sun Valley Middle and High, per the UCPS attendance boundary layers as of August 2026. More than 1 in 7 addresses in this village feed the cluster nobody researching Wesley Chapel ever mentions.

Weddington High enrolls about 1,899 students and Cuthbertson High about 1,857, per figures I verified for my Wesley Chapel vs Weddington comparison. Both are 9/10 on GreatSchools; the daylight between them shows up in Niche’s 2026 rankings, where Weddington sits at #13 in North Carolina and Cuthbertson at #65. Sun Valley High rates 5/10. That range, within one village’s borders, is why I organize the neighborhood profiles below by feeder pattern rather than by price alone. It is also why this post names the exact zone for every neighborhood: an address that looks identical on a portal can carry a materially different school assignment two streets over.

Which Wesley Chapel Neighborhoods Feed Weddington High School?

Every parcel in the four neighborhoods profiled here is zoned Wesley Chapel Elementary (10/10 on GreatSchools), Weddington Middle (10/10), and Weddington High (9/10, Niche #13 in NC), confirmed against the UCPS boundary layers in August 2026. Price Mill ($710,700 median), Lindenwood ($660,000), Candella ($806,850), Heather Glen ($784,850), and Winding Creek ($693,300) carry the same assignment and deserve a look if inventory is tight.

Potters Trace

The most attainable door into the Weddington school zone. Ryan Homes built these 88 two story homes between 2000 and 2005, and the median 2025 county value is $559,450 on a median 0.35 acre lot, with a typical 3,024 square feet of living space. The HOA runs about $440 per year and covers a playground, sidewalks, street lights, and walking trails. Mail here reads Monroe 28110; the tax bill and the school bus both say Wesley Chapel. Five open market sales since January 2024 have a median of $600,000, so budget ahead of the revaluation number.

Wesley Oaks

The flagship. At 295 parcels across three sections (the original neighborhood plus The Glen and The Estates, which share one association), Wesley Oaks is the largest community in the village zoned to Weddington schools. Homes were built between 2004 and 2012, with a median 3,393 square feet on a median 0.51 acre lot and a 2025 county value median of $741,900; the 9 open market sales recorded since January 2024 have a median of $805,000. The Brooks

Custom brick homes by Alana Howie Homes on genuinely large lots, 0.91 to 1.80 acres, built 2002 to 2005. The 45 homes carry a median value of $741,600 at a median 0.92 acres, and the HOA is a token $200 a year because the neighborhood skips the pool and clubhouse in favor of low traffic streets and mature trees. Mail reads Monroe. For buyers who want acreage in the Weddington zone without a seven figure budget, this small pocket is the play, and it trades rarely.

Quintessa

The village’s gated community. Started around 2005 by Bonterra Builders and finished out by custom builders through 2021, Quintessa runs 88 homes, mostly brick, on lots from roughly 0.9 to 2 acres, many with three car garages and basements, spanning roughly 3,100 to over 7,200 square feet. The median 2025 county value is $1,147,850 and the 7 deeds recorded since January 2024 have a median of $1,265,000. Mail reads Matthews 28104, the same shared ZIP quirk that blends this village’s data with Weddington’s on every national portal.

Which Wesley Chapel Neighborhoods Feed Cuthbertson High School?

These five all zone to Cuthbertson Middle and High (both campuses share one Waxhaw address on Cuthbertson Road). Four of the five feed New Town Elementary (6/10); Berkshire is the exception that feeds Wesley Chapel Elementary (10/10) before joining the Cuthbertson track, one of the few ways in the village to pair that elementary with Cuthbertson. Berkshire

The value entry on this list at a $525,250 median, 68 homes built 1997 to 2006, typically 2,321 square feet on just over half an acre. Berkshire and neighboring Twelve Oaks account for nearly all of the 107 village parcels zoned Wesley Chapel Elementary into Cuthbertson, a split feeder detail that surprises even local agents. Waxhaw mail, Wesley Chapel taxes. Three recent open market deeds have a median of $488,000, so it also sells below the village median in practice.

Silver Creek

The amenity value play: clubhouse, outdoor pool, tennis courts, playground, picnic area, and walking trails for HOA dues around $1,040 a year. The 124 parcels date to 2000 through 2005, with a median 3,319 square feet on 0.46 acres and a $673,800 median value; 10 open market sales since January 2024 show a $707,500 median, the largest recent sample of any neighborhood on this list.

Stonegate

At 269 parcels, Stonegate is the biggest single subdivision inside village limits. Centex opened it in 1999 and infill continued as late as 2016. Expect 3,212 square feet on 0.48 acres at a $680,300 median value, with a clubhouse, junior Olympic pool, playground, ponds, and trails on dues of roughly $810 to $965 a year. Deep setbacks, mature trees, and side load three car garages give it the established look buyers assume takes a bigger budget. Mail reads Waxhaw 28173.

Champion Forest

Custom brick and stone homes from the early 2000s on wooded half acre lots, with a pool, cabana, playground, pond, and trails on dues of about $750 to $920. The 153 homes run large, a median 3,705 square feet, and the $891,400 median value reflects it; 9 recent deeds median $885,000. This is the Cuthbertson zone’s answer to Quintessa, minus the gate.

Brookmeade

The newest established neighborhood on the list, built 2015 to 2019, which matters if you want modern floor plans without waiting on new construction. Its 66 homes median 3,835 square feet on 0.95 acres at a $911,000 median value. Listings here typically start in the high $700s and climb; the one open market deed recorded since January 2024 closed at $1,005,000.

Where Can You Buy a Low Maintenance Ranch Home in Wesley Chapel NC?

The Courtyards at Wesley Chapel is the village’s one answer, and it is a good one. Epcon Communities built 136 predominantly ranch homes here between 2017 and 2021, many with a second floor or walkout basement option, arranged around a clubhouse, fitness room, outdoor pool, pickleball court, ponds, and wooded trails. The community operates under the federal 55 and older housing rules, with dues of roughly $225 to $280 a month covering yard maintenance and amenities. The 66 homes the county tags with the subdivision name carry a median 2025 value of $612,700, typically 2,533 square feet on compact 0.17 acre courtyard lots, and 6 open market sales since January 2024 median $620,000. Where Is New Construction in Wesley Chapel NC?

Two projects matter in 2026. Inside village limits, McCoy Farm’s 22 lot second phase received final plat approval from the village council on May 11, 2026, extending one of the village’s small newer enclaves. And just outside the village line, Toll Brothers is selling The Bluffs at Wesley Chapel: 18 homes from $1,047,995, in six designs running 3,175 to more than 5,200 square feet, on lots county records show at 0.45 to 0.56 acres, per Toll Brothers’ community page.

Read This Before You Buy at The Bluffs

The name says Wesley Chapel, but the parcels tell a different story. Union County records place the community’s homesites in unincorporated Union County, not inside Wesley Chapel village limits, under Waxhaw mailing addresses. More important: the UCPS attendance boundary layers, as of August 2026, zone those parcels to Western Union Elementary (6/10), Parkwood Middle (4/10), and Parkwood High (8/10, Niche B), not to the Weddington or Cuthbertson clusters, and Toll Brothers’ own listing data and Redfin show the same assignments, though some listing sites still display Cuthbertson zone schools for the area, which is exactly why you verify the parcel. Attendance lines do get redrawn, especially around new communities, so treat this as a checkpoint rather than a verdict: confirm the specific homesite in the UCPS lookup tool before you sign anything.

Which Neighborhoods Near Wesley Chapel Feed Schools You Might Not Expect?

School zoning follows the parcel, and around here the parcel regularly disagrees with the name on the entrance sign. The traps I flag for buyers, each verified against the county boundary layers in August 2026:

Inside the village but zoned Sun Valley. Wesley Woods (125 parcels, median $568,650, lots over half an acre, built 1989 to 2001) and Hampton Meadows (131 parcels) both feed Shiloh Valley Elementary (7/10) into Sun Valley Middle (6/10) and Sun Valley High (5/10). Houston Farm splits within a single road network: 60 parcels feed Weddington, 22 feed Sun Valley.

Wesley Chapel branding, different schools entirely. The Villages of Wesley Chapel, 236 parcels on roughly 0.14 acre lots, sits in Monroe township outside village limits and feeds Shiloh Valley into Sun Valley. The Bluffs at Wesley Chapel, covered above, currently zones to Parkwood. Neither is inside the village whose name it carries.

Prestige names that skip both local clusters. Just outside the village to the northwest, Hunter Oaks (986 parcels) and Weddington Chase (305 parcels) carry Weddington branding but feed Rea View Elementary into Marvin Ridge Middle and High, not Weddington, a distinction I cover in my Marvin neighborhoods guide and my Marvin vs Weddington comparison. How Do You Verify School Zoning for a Wesley Chapel Address Before You Buy?

Run the exact street address, not the neighborhood name, through the official UCPS attendance boundary lookup, and cross check the printed cluster maps on the UCPS attendance boundary page. Then confirm the tax district on the county’s parcel card, because village limits and school lines are two different maps, as this guide has hopefully made clear. UCPS also caps transfer requests at schools at or below 85% capacity, so do not buy in one zone assuming a transfer into another.
