A Village Run on Purpose
Wesley Chapel operates one of the leanest municipal governments in North Carolina. The village tax rate is $0.0225 per $100 of assessed value, which brings the combined county plus village rate to $0.4567, well below what neighboring Waxhaw property owners pay. What that buys is deliberate minimalism: there is no village police department (law enforcement is the Union County Sheriff’s Office plus contracted deputy patrols), no village water or sewer utility, and no downtown district.
Some buyers read that as a missing piece. Residents tend to read it as the point: low overhead, quiet streets, and a village hall that mostly stays out of the way.
Land Is the Product
Union County parcel records from August 2026 show the median lot under a Wesley Chapel home is 0.62 acres, and about a third of the village’s roughly 3,100 site-built homes sit on 0.92 acres or more. That is not an accident. The village’s main residential zoning district, RA-40, requires 40,000 square feet per conventional lot, which caps density and keeps the tree canopy between neighbors. Established communities like Wesley Oaks, Stonegate, Champion Forest, and gated Quintessa define the housing stock: mostly brick, mostly built between the late 1990s and mid 2000s, on lots most nearby towns stopped platting twenty years ago.

First, addresses: Wesley Chapel has no post office of its own, so village homes carry Monroe, Matthews, Waxhaw, or Indian Trail mailing addresses across ZIP codes 28110, 28104, 28173, and 28079. Taxes, services, and school assignment follow the parcel, not the envelope. Second, utilities: water and sewer service is Union County Public Works in some neighborhoods and private well and septic in others, parcel by parcel.
