That is actually higher than Waxhaw NC at 0.72%. South Carolina’s tax advantage is real, but it lives outside the incorporated towns, not inside them. New construction gives you a warranty, modern floor plans, and builder incentives that in a slower market can include rate buydowns and closing-cost help. The tradeoffs are that many new-build sections sit a little farther from the lake, and the true peninsula lots with mature trees and water access are almost all resale. If waterfront or a walkable-to-the-golf-club location is the priority, you are shopping resale. If you want low maintenance and the newest everything and you are flexible on exact location, new construction can be the smarter value right now, especially with incentives on the table.

Either way, do not sign a builder contract without your own representation. The builder’s on-site agent works for the builder.
