The best neighborhood depends on what you are optimizing for: Barclay Downs for walkability and Myers Park High, Foxcroft for prestige at a $2.1 million median, Beverly Woods and Montibello for the most house per dollar, Sharon Woods for large 1970s brick homes, and Morrocroft Estates for gated privacy. Median resales since January 2024 range from $460,000 to $3,275,000, and the school assignments do not work the way most relocating buyers assume.

Does a SouthPark Address Mean Myers Park High School?
No, and this is the single most expensive assumption buyers make in SouthPark. I mapped every one of the 3,842 homes in these ten neighborhoods against Mecklenburg County’s CMS attendance boundary layers in August 2026. Only three neighborhoods are zoned to Myers Park High: Barclay Downs, Foxcroft, and Morrocroft Estates. Everything south of them, including Montibello, Sharon Woods, Beverly Woods, Mountainbrook, and Foxcroft East, feeds South Mecklenburg High.
The line runs through the middle of the district. Foxcroft proper feeds Myers Park High, while Foxcroft East, sharing the name and separated by a few hundred yards of Sharon Road frontage, feeds South Mecklenburg. Even inside Foxcroft the elementary assignment splits: 716 of its 734 homes feed Sharon Elementary and 18 feed Selwyn, according to the county boundary layers. The listing portals get these assignments wrong often enough that I treat their school fields as a rumor.
There is a second surprise. The elementary schools here rate well on GreatSchools, 8/10 at Selwyn and Beverly Woods. The middle schools do not. Alexander Graham Middle, which serves the Myers Park High feeder neighborhoods plus Sharon Woods, Foxcroft East, and the Meadows at Foxcroft, rates 4/10 as of August 2026, and Carmel Middle rates 5/10. How Much Does a Home in SouthPark Charlotte Cost in 2026?
Our own Canopy MLS pull of closed single family sales for the 90 days ending August 1, 2026 shows 234 closings across ZIP codes 28210 and 28211, the two ZIPs that cover the SouthPark area, at an average sale price of $1,237,265. That average carries a warning: this market mixes $500,000 ranches and $5 million rebuilds, so a handful of estate sales pulls the average far above what a typical house costs. Zillow’s home value index for SouthPark, a median style measure, sat at $873,777 as of June 30, 2026, up 3.3% year over year. Both numbers are true. They measure different things, which is exactly why the neighborhood table below uses medians.
For context, Redfin put the median sale price for the city of Charlotte as a whole at $438,000 for the three months ending June 2026. SouthPark trades at roughly double to triple the citywide number depending on the street. How Do SouthPark Charlotte’s 10 Neighborhoods Compare on Price, Size, and Lots?
This table is built from county records rather than listing sites. Portal neighborhood pages in SouthPark run on small samples and blended polygons, which is how one portal shows Foxcroft at $950,000 while the county’s median appraisal for the same 734 homes is $2.1 million: the portal polygon sweeps in townhomes and smaller adjacent sections. County parcel records do not have that problem. Every home is counted once, in the neighborhood the assessor actually maps it to.

Two things jump out of that table. First, the gap between the January 2023 county value and the 2024 to 2026 resale medians runs 25% to 40% in most neighborhoods and approaches 50% in teardown-heavy Barclay Downs, which tells you both how fast this market moved after the last revaluation and what is coming when values reset on January 1, 2027. Second, the price ladder is wide. The same district holds $460,000 townhomes and $3.3 million gated estates within a five minute drive of each other, which is rare in Charlotte and is most of the reason SouthPark buyers can trade up without leaving the area.

Which SouthPark Neighborhoods Feed Myers Park High School?
Three of the ten, per the county’s CMS boundary layers: Barclay Downs, Foxcroft, and Morrocroft Estates. All three feed Alexander Graham Middle, and all three sit on the north side of the district closest to the mall and to the SouthPark area‘s office core.
Barclay Downs: the walkable one
Barclay Downs is 426 single family homes platted mostly between 1958 and 1964, directly west of SouthPark Mall, and it is the only neighborhood in this guide where walking to dinner is normal rather than notable. It is also the only neighborhood zoned as a whole to Selwyn Elementary, rated 8/10. The median county appraisal is $844,400, but the median resale since January 2024 is $1,255,000 across 46 sales, and 39 of its homes have been built since 2015. That spread is the teardown story: original brick ranches on 0.38 acre lots are being replaced by 4,000 square foot new builds, and buyers pay for the dirt. Symphony Park and the first finished stretches of The Loop are a short walk across the mall property.
Foxcroft: the prestige address
Foxcroft is what people picture when they say SouthPark money: 734 homes on winding streets between Sharon Road, Colony Road, and Morrison Boulevard, developed from the 1950s onward with streets deliberately routed around the hardwoods. The Foxcroft Homeowners Association dates to 1956 and is one of the city’s oldest. The county’s median appraisal is $2,106,200 on a median 0.64 acre lot, and since January 2024 the county has recorded 69 qualifying resales with a median of $2,855,000; 54 of them closed at $2 million or more, and the top recorded resale hit $7,738,000. Myers Park Country Club sits about a mile north up Sharon Road. One address caution: 18 of Foxcroft’s 734 homes feed Selwyn Elementary rather than Sharon, so check the specific parcel.
Morrocroft Estates: the gated one
Morrocroft Estates counts 66 custom homes in county records behind a staffed gate off Colony Road, built mostly in the 1990s on land that was once Governor Cameron Morrison’s Morrocroft estate. The county’s median appraisal is $2,384,950 with a median home size of 6,314 square feet on 0.83 acre lots, the largest homes in this guide. Only 8 qualifying resales have recorded since January 2024, with a median of $3,275,000, so treat any single figure here with small sample caution. It is the address for buyers who want SouthPark convenience with a guardhouse in between.
Which SouthPark Neighborhoods Feed South Mecklenburg High School?
The other seven, which is where most of the value in this district lives. All of them feed either Alexander Graham Middle or Carmel Middle; the elementary assignments are in the table above.
Beverly Woods: the entry point with an 8/10 elementary
Beverly Woods is the classic 1960s John Crosland neighborhood between Park Road and Quail Hollow Road, and Beverly Woods Elementary, rated 8/10, sits inside it. The assessor values it in two sections. The Fairmeadows side counts 528 homes at a $613,600 median, ranches and split levels mostly built 1962 to 1967, with 90 resales since January 2024 at a median of $794,250, the most liquid market in this guide. The eastern section is grouped by the assessor with Mountainbrook and Kingswood: 867 homes at a $714,000 median. For a first SouthPark address with a top rated elementary, this is where I start buyers.
Mountainbrook: the wooded one
Mountainbrook is 369 homes per its civic association, on some of the hilliest, most wooded terrain in south Charlotte along Sharon View Road, with McMullen Creek at its back. The Mountainbrook Swim and Racquet Club on Mill Pond Road anchors the neighborhood with a 6 lane pool and 4 lighted courts, and the voluntary civic association runs about $130 a year. The county values Mountainbrook jointly with Beverly Woods East and Kingswood, 867 homes at a $714,000 median with resales since January 2024 at a $1,030,000 median, and the larger renovated homes on the wooded half acre lots trade well above that.
Montibello: the most house per dollar
Montibello runs 559 homes off Carmel Road, built mostly 1976 to 1985, with a median of 3,471 square feet on 0.54 acre lots, some of the largest typical homes on the South Mecklenburg side of the line. The county’s median appraisal is $1,016,900, and 53 resales since January 2024 carry a median of $1,350,000, with 8 closing at $2 million or more as rebuilds arrive. The adjacent Montibello Crossing section, 264 homes on smaller floor plans, trades around a $687,500 resale median and is one of the quiet value plays in the district. Both feed Beverly Woods Elementary and Carmel Middle, and Carmel Country Club is a short drive down Carmel Road.
Sharon Woods: the big brick one
Sharon Woods is 209 homes just south of the mall district, mostly full brick two stories from 1974 to 1979 at a median of 3,856 square feet, the largest typical homes on the South Mecklenburg side of the line. The county’s median appraisal is $1,152,900 and the 19 resales since January 2024 carry a median of $1,540,000. It shares the Sharon Elementary and Alexander Graham Middle assignments with Foxcroft but exits to South Mecklenburg High, a nuance that surprises almost every buyer who tours it.
Foxcroft East and the Meadows at Foxcroft: the name traps that cut both ways
Foxcroft East is 71 homes from the early 1970s at a $996,700 median county value, and the Meadows at Foxcroft is 118 townhomes from 1973 to 1974 at a $406,300 median, the least expensive way into this ZIP code. Both carry the Foxcroft name; neither carries the Foxcroft schools. They feed Sharon Elementary, Alexander Graham Middle, and South Mecklenburg High. If the schools drove the search, verify the parcel, not the name. The reverse also matters: at $460,000 the Meadows townhomes put a buyer inside the district for the price of a starter home in Ballantyne.
What Will You Pay in Property Taxes in SouthPark Charlotte?
Every neighborhood in this guide sits inside Charlotte city limits, so owners pay both the Mecklenburg County rate of $0.4927 and the City of Charlotte rate of $0.2930 per $100 of assessed value for FY2026-27, a combined $0.7857, per the county’s official jurisdiction tax rate chart. Charlotte raised its rate 1.89 cents this year for public safety, while the county held steady.

The comparison that matters for relocating buyers: Weddington, 30 minutes south in Union County, carries a combined rate of about $0.4692. On a $1 million assessment that is $4,692 a year against SouthPark’s $7,857, a gap of more than $3,100 every year, and it is the core math behind my Weddington market coverage. Two timing notes: Mecklenburg revalues every four years and the next revaluation takes effect January 1, 2027, so assessed values, and most tax bills, will jump next year. And the SouthPark commercial core pays an extra 3.81 cent municipal service district tax that funds the district’s improvements; the residential neighborhoods in this guide sit outside that district.

Myers Park High rates 7/10 on GreatSchools with an A grade from Niche and roughly 3,200 students, one of the largest enrollments in the state. South Mecklenburg High rates 5/10 with an A minus from Niche. The middle school picture is the tradeoff: Alexander Graham’s 4/10 and Carmel’s 5/10 sit well below what the home prices would suggest, and they are the most common reason buyers in these neighborhoods tour Charlotte’s private and charter options. One more thing to watch: CMS reviews south Charlotte assignments periodically, new relief schools have shifted boundaries as recently as fall 2026 nearby, and draft south Charlotte maps have circulated publicly, so treat every boundary in this post as current for 2026-27 and verifiable, not permanent.
What Is The Loop, SouthPark’s 3 Mile Trail?
The Loop is a planned 3 mile walking and biking path circling the SouthPark district, led by SouthPark Community Partners, the nonprofit that has managed the district since Charlotte City Council created the SouthPark Municipal Service District in 2022. About 2 miles were complete as of July 2026, including segments along Carnegie Boulevard and Piedmont Row Drive, with design on a Cameron Valley Parkway segment of the final mile at 90% this summer. For the neighborhoods in this guide, The Loop is quietly changing what SouthPark ownership means: Barclay Downs and the north end of Beverly Woods gain real sidewalk connectivity to the mall, Symphony Park’s summer concerts, and the office core. The Charlotte Symphony’s Summer Pops ran four Sundays at Symphony Park in June 2026, and roughly 29,000 people work in the district, per SouthPark Community Partners, one of Charlotte’s largest employment centers.
How Long Is the Commute from SouthPark to Uptown Charlotte?
About 6 miles door to door; Uptown is what Charlotte calls its downtown. Off peak it is a 15 to 20 minute drive up Sharon Road to Providence Road or out Fairview Road to Park Road; at rush hour plan on 25 to 40 minutes. Charlotte Douglas International Airport runs about 11 miles, typically 18 to 30 minutes. That is the structural advantage SouthPark holds over every suburb I cover: Wesley Chapel, Marvin, and Fort Mill all trade a 35 to 50 minute Uptown commute for lower taxes and newer, larger houses. SouthPark inverts that trade.
Is There New Construction in SouthPark’s Neighborhoods?
Not subdivisions; replacements. These neighborhoods were fully built out decades ago, so new construction here means a 1960s ranch coming down and a custom build going up on the same lot. County records show 79 of Foxcroft’s 734 homes and 39 of Barclay Downs’ 426 have been built since 2015, the two most active teardown markets in the district, with Sharon Woods at 22 of 209. Never trust the school fields on a listing portal in this district; the Myers Park line and the Foxcroft name traps break them constantly. Before you write an offer: run the exact address through the CMS assignment lookup on the district’s student placement pages, confirm the parcel on Mecklenburg County’s POLARIS property lookup so you know the assessed value you are inheriting into the 2027 revaluation, and have your agent pull the county GIS assignment as a cross check, which is exactly what I did for all 3,842 homes in this guide.
