Is Ballantyne a Good Place to Live? The Tradeoffs to Weigh

Published October 25, 2026

Is Ballantyne a good place to live? Yes, for a buyer who wants The Bowl at Ballantyne close by and a 16-mile drive to Uptown, and who can accept less land and a City of Charlotte tax bill in exchange: homes in ZIP 28277 sold for a median $608,321, or $264.71 a square foot, from July through September 2026, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, using Redfin Data Center figures. That price per square foot runs 27 percent above Waxhaw’s.

There’s a good chance someone has already told you Ballantyne is the polished, expensive corner of Charlotte. It’s true that it costs more than Charlotte as a whole. Next to Waxhaw, though, the premium isn’t where people expect it. You aren’t paying for a bigger house or a bigger yard. You’re paying for the location, by the square foot, and you’re trading land and a lower tax rate to get it.

What This Guide Covers

Is Ballantyne a good place to live?

Yes, as long as you go in knowing what you’re giving up. Ballantyne is a district inside the City of Charlotte in Mecklenburg County, and its ZIP code, 28277, sold 260 homes from July through September 2026 at a median of $608,321, according to Redfin’s Data Center. You’re buying a short drive to Uptown (downtown Charlotte) and the airport, and The Bowl’s dining and retail close by. You’re giving up land, privacy and the lower tax rates in Weddington and Waxhaw, across the county line in Union County.

The Short Answer

If you want to be close to I-485 (Charlotte’s outer beltway), Uptown and The Bowl, Ballantyne earns its price. If you want land or a lower tax rate, look at Weddington or Waxhaw, and for a newer house, Waxhaw (median year built 2010). Sales figures cover July through September 2026 (Redfin); income, density and home age come from the Census Bureau, and the tax rate from Mecklenburg County.

Key numbers, Ballantyne (ZIP 28277), 2026 (sources: Redfin Data Center, U.S. Census Bureau, Mecklenburg County):

  • Median sale price: $608,321, July to September 2026, down 6.63 percent from a year earlier
  • Price per square foot: $264.71, against $208.51 in Waxhaw and $285.22 in Weddington
  • Property tax inside the City of Charlotte: 78.57 cents per $100 of value for 2026-2027
  • About 3,059 residents per square mile in ZIP 28277, against about 788 in Weddington
  • Median household income: $128,627 (2020-2024 American Community Survey)
  • The Bowl to Uptown Charlotte: 16.3 miles, about 26 minutes in free-flowing traffic

Ballantyne fits best when location comes first. If you head into an office in Uptown or fly out of Charlotte Douglas often, the location pays you back. If you want dinner or a show close to home, The Bowl puts both nearby: Ballantyne’s campus site describes it as “a thriving new dining and retail destination,” and the TD Amp next to it is a live music venue. If what you want most is room, quiet and a smaller tax bill, the same money goes further a few miles south.

If Ballantyne looks too expensive on list price, I’d look at the price per square foot instead. In ZIP 28277 it’s $264.71, which is closer to Weddington than to Waxhaw, but the median sale is about half of Weddington’s. So most of the money goes into where the house sits, and I’d rather you know that before you start touring.

What does the Ballantyne premium buy?

Mostly location. Homes in ZIP 28277 sold at a median of $264.71 a square foot from July through September 2026, according to Redfin’s Data Center. That’s 27 percent more than Waxhaw’s $208.51 and about 12 percent more than the City of Charlotte’s $236.68. Yet the median sale price in 28277, $608,321, was only about 7 percent above Waxhaw’s $569,729. When the price per square foot rises that much faster than the price, the extra money is going into the address rather than into more house.

Weddington is the comparison that may surprise you. Its median sale in the same window was $1,189,434, nearly twice Ballantyne’s, while its price per square foot, $285.22, ran less than 8 percent higher. The difference is mostly size: more house and, by the town’s own description, lots of one acre or more. In Ballantyne you spend less in total and more for each foot.

Land is where you’ll feel the gap in daily life. ZIP 28277 holds about 3,059 residents per square mile, using the Census Bureau’s 2020-2024 American Community Survey population and its 2020 land area for the ZIP. Weddington holds about 788, and the town says it “consists almost entirely of single-family homes on lots of one acre or more.” Waxhaw sits between them at about 1,841. Ballantyne’s ZIP is slightly denser than the City of Charlotte as a whole, which comes out at about 2,932.

What this decides for you is the shape of the lot and how close the neighbors sit. At the median $264.71 a square foot, $600,000 buys about 2,270 square feet in 28277. The same budget in Waxhaw, at $208.51, buys about 2,880. If you’re picturing a wide yard, a pool and a detached garage, price those in Ballantyne first.

Ballantyne isn’t a town, and your tax bill shows it

Ballantyne has no town hall and no town council of its own. It sits inside the City of Charlotte, so a Ballantyne home pays the Mecklenburg County rate of 49.27 cents per $100 of value plus Charlotte’s rate of 29.30 cents, for a combined 78.57 cents in 2026-2027, according to Mecklenburg County’s jurisdiction tax rate chart. Charlotte’s rate rose 1.89 cents for FY2027, from 27.41 to 29.30 cents, an increase the city’s budget release says is “dedicated to enhancing public safety.”

Across the county line the math changes. Union County’s 2026-2027 rate sheet adds up to 43.42 cents across its five funds, and the Town of Weddington adds 3.50 cents, for 46.92. The Town of Waxhaw adds 29.00 cents, for 72.42. Those are the county and town rates only, so check the parcel’s last tax bill for any other line before you lean on them.

On the same $600,000 of assessed value, that works out to $4,714.20 a year inside Charlotte, $4,345.20 in Waxhaw and $2,815.20 in Weddington. The Ballantyne bill runs $1,899 a year above Weddington’s on an identical value. Weddington homes sell for about twice as much, though, so at each area’s median sale price, the Weddington bill still comes out larger at the lower rate.

There’s a second reason to read the Mecklenburg number carefully this year. The county’s revaluation takes effect January 1, 2027, and after an initial review of 428,506 parcels, the county’s September 2, 2026 release put the “median increase for residential properties after the initial review” at “about 15%.” New values are scheduled to reach owners in early 2027.

The county’s revaluation page also notes that after a revaluation, rates are adjusted “to keep the process revenue-neutral unless elected officials choose otherwise,” so a higher value doesn’t automatically mean a 15 percent higher bill. It does mean the next bill on a house you buy this winter will be figured on its 2027 value.

Data card: zip 28277 (ballantyne) sells at $264. 71 a square foot against $208. 51 in waxhaw and $285. 22 in weddington, with about 3,059 residents per square mile against about 1,841 and about 788

What’s still changing around Ballantyne?

Quite a bit, and that cuts both ways for you as a buyer. In 2017 Northwood Investors bought Ballantyne Corporate Park, a 535-acre office campus, with a plan to turn it into a mixed-use district, according to Sasaki, the firm behind the master plan. The rezoning “calls for using 25 acres of a nearby golf course as the location for a new mixed use anchor development that will include 1,200 multi-family units, 300,000 square feet of retail, restaurant, and entertainments uses,” and the plan includes “a 4,000-seat outdoor amphitheater.” That plan, now called Ballantyne Reimagined, includes The Bowl and the TD Amp, and the 1,200 multi-family units in its rezoning will put more homes around them.

School lines are the other moving piece. Charlotte-Mecklenburg Schools’ own comprehensive review timeline lists a boundary presentation to the Board of Education in fall 2026 and a board vote in winter 2026-27. No address is guaranteed to change, but the school you look up today is the current assignment, so check it again before you close. Our guide to checking Ballantyne school zones by address walks through how.

The market itself has cooled in your favor. In ZIP 28277 the median sale price fell 6.63 percent from the same three months of 2025, when it was $651,500. Homes took a median 49 days to sell, up 9 days. Months of supply rose to 4 from 3.1, and inventory was up 34.67 percent, according to Redfin’s Data Center. A buyer this fall has more homes to choose from and more time to decide than a buyer a year ago did.

Before you write an offer in Ballantyne, I’d do three things. I’d look up the school assignment for that exact address and check it again before closing, since CMS has a boundary vote on its calendar for this winter. I’d price the tax bill at 78.57 cents per $100 and leave room for the 2027 revaluation. And I’d ask for the age of the roof and the HVAC system, because the median home in this ZIP was built in 2001.

Income, home values and the 28277 ZIP code

What is the median household income in Ballantyne NC? The median household income in ZIP 28277 is $128,627, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, citing the U.S. Census Bureau’s 2020-2024 American Community Survey. That’s about 57 percent above the City of Charlotte’s $82,068.

Ballantyne isn’t a town or a Census place, so the closest public measure is the ZIP code. In the same survey, the median household income was $87,005 for Mecklenburg County and $72,388 for North Carolina. The median owner-estimated home value in ZIP 28277 was $560,600, against $385,700 for Charlotte, $406,800 for Mecklenburg County and $288,900 statewide. For comparison, Waxhaw’s median home value was $549,400 and Weddington’s was $824,100.

A ZIP code isn’t a town line, and 28277 shows why. In the Census Bureau’s 2020 ZIP code to place relationship file, about 93 percent of ZIP 28277’s land falls inside the City of Charlotte. The other 7 percent lies outside any city or town, so some 28277 addresses may carry the county rate without Charlotte’s. If the tax math matters to your budget, check the parcel itself rather than the mailing address.

What these figures tell a buyer is that Ballantyne’s home values sit well above Charlotte’s and close to Waxhaw’s, which matches what the sales data shows. If you’re still comparing towns, our look at whether Waxhaw NC is a good place to live covers the same questions from the Union County side.

When Ballantyne is the wrong fit

Land is the clearest reason to look past Ballantyne. At about 3,059 residents per square mile in its ZIP code, against about 788 in Weddington, there’s little room for acre lots, long setbacks or a barn. Weddington, where the town describes its homes as sitting on “lots of one acre or more,” is built around that kind of land.

It’s also a weaker fit if the tax rate is your first filter. At 78.57 cents per $100, a Ballantyne home pays more per dollar of value than a home in Waxhaw or Weddington, and the 2027 revaluation will reset the value the bill is built on.

If you want a newer house, the numbers point to Waxhaw. The median home in ZIP 28277 was built in 2001, against 2010 in Waxhaw, so half the homes in the ZIP are about 25 years old or older.

And if you want a quiet street with nothing new going up nearby, the Ballantyne Reimagined rezoning calls for 1,200 multi-family units around The Bowl, so check how close a home sits to that district.

Ballantyne is a strong fit when location is the priority. From The Bowl, Uptown Charlotte is 16.3 miles and about 26 minutes in free-flowing traffic, and Charlotte Douglas International Airport is 15.0 miles and about 29 minutes, by OpenStreetMap routing that assumes no traffic, so rush hour runs longer. If you’re in the office one or two days a week, that drive is an occasional cost rather than a daily one, and the rest of the week you’re near The Bowl’s restaurants and the TD Amp.
