What ZIP code is Indian Land SC? Indian Land uses ZIP code 29707, and every acre of 29707 lies in Lancaster County and inside no town or census place at all, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, using the Census Bureau’s 2020 ZIP code relationship files and its 2020-2024 American Community Survey, which counts an estimated 37,629 residents there.
If you’re house hunting from out of state, you’ve probably typed an Indian Land address into a map and assumed the ZIP code tells you which town you’d live in. It’s true that 29707 is the ZIP code Lancaster County and its school district use for Indian Land addresses. But Indian Land isn’t a town, so 29707 doesn’t mark a town line, and even Indian Land High School has a different ZIP code. What it covers, and what it leaves out, changes your tax bill, your utilities and your search.

What ZIP code is Indian Land SC?
Indian Land’s ZIP code is 29707, and you can count on two things about it. All of its land is in Lancaster County, South Carolina, in the Census Bureau’s 2020 ZIP code to county relationship file, and none of it is inside a town or a census designated place, in the matching ZIP code to place file. For a buyer, that one fact shapes the rest of this guide.
The Short Answer
Indian Land’s ZIP code is 29707. The Census Bureau’s 2020 relationship files place all of it in Lancaster County and none of it inside a town, and Redfin’s Data Center puts its median sale price at $489,856 for July through September 2026.
Key numbers, ZIP 29707, Indian Land SC (sources: U.S. Census Bureau, Redfin Data Center, WBTV):
- 100 percent of the ZIP code’s 28.45 square miles of land is in Lancaster County, and 0 percent sits inside a town or census designated place (Census 2020)
- An estimated 37,629 residents and a $118,295 median household income (2020-2024 American Community Survey)
- $489,856 median sale price, down 5.07 percent from a year earlier, July through September 2026 (Redfin)
- 73 median days on market across 229 homes sold in that window (Redfin)
- 9,086 to 1,853: the March 27, 2018 vote that kept Indian Land unincorporated (WBTV)
So when you see “Indian Land, SC 29707” on a listing, you’re looking at an address in unincorporated Lancaster County. That’s also how the county writes it: Lancaster County’s own facilities list gives the Bailes Ridge Nature Trail an “Indian Land, SC 29707” address, and the Lancaster County School District lists four of its schools at Indian Land, SC 29707 addresses.
The ZIP code is also small for what it holds. Its 28.45 square miles are about 5 percent of Lancaster County’s land, yet its estimated 37,629 residents are about 36 percent of the county’s estimated 104,475, both from the Census Bureau’s files. That’s more than a third of the county’s residents on about a twentieth of its land, and a county government, not a town, makes the growth decisions for all of them.
If you’ve found a house in Indian Land, 29707 tells you the county and not much else. It doesn’t tell you who sets the rules for that street, whether the house is on public sewer, or which school it’s zoned for. In a place with no town line, each of those answers comes from a county office, the water and sewer district or the school district, so I’d rather confirm them on the parcel before you fall for the kitchen.

Why doesn’t Indian Land have a town line?
Indian Land doesn’t have a town line because its voters turned down becoming a town. In a referendum on March 27, 2018, residents voted 9,086 to 1,853 to keep Indian Land an unincorporated part of Lancaster County, WBTV reported, with 42 percent of voters turning out. That’s about 83 percent against.
The vote wasn’t only about a name on a sign. Had it passed, WBTV reported, residents would have paid town and county taxes and supported their own police department and roadwork. One organizer told WBTV it would have been worth it for “the ability to be able to control your own destiny.” Voters chose the county. In January 2024, when a proposal to incorporate Indian Land was shot down at a meeting, county administrator Dennis Marshall told WBTV: “Voters turned that down…it is off the table.”
The Census Bureau doesn’t draw an Indian Land boundary either. Its 2020 files don’t list an Indian Land town or census designated place at all. Instead, all of ZIP code 29707 sits inside a statistical area the Bureau calls the Van Wyck census county division, which also takes in 37.82 square miles of the neighboring Lancaster ZIP code, 29720. So the Census Bureau’s files give Indian Land no outline of its own, and ZIP code 29707 is a mail route, not a boundary anyone votes inside.
For you, that means two things. There’s no town hall to call about zoning or a planned subdivision next door; those questions go to Lancaster County. And there’s no town tax line on your bill. Our guide to the pros and cons of Indian Land covers how that trade plays out in daily life, from shopping to traffic on US 521 (Charlotte Highway, the main road north into Ballantyne).
Which Indian Land addresses aren’t 29707?
The clearest example is the high school. The Lancaster County School District lists Harrisburg Elementary, Indian Land Elementary, Indian Land Intermediate and Indian Land Middle at Indian Land, SC 29707 addresses, but it lists Indian Land High School at 6100 Charlotte Highway, Lancaster, SC 29720. A school carrying the Indian Land name has a Lancaster address and a different ZIP code.
That isn’t an error. ZIP code 29720 is a large one, 284.89 square miles of land in the Census Bureau’s 2020 files, and part of it sits in the same Van Wyck census county division as all of 29707. The district’s list also gives Van Wyck Elementary a Lancaster, SC 29720 address at 4945 Charlotte Highway, and the incorporated Town of Van Wyck, about 10.03 square miles, lies entirely in 29720.
Why does it matter when you’re shopping? Because a home search filtered to 29707 can miss houses you’d consider part of the same area. The two ZIP codes also describe very different places on average. In the 2020-2024 American Community Survey, 29720’s median household income is $62,969 and its median home value is $245,500, against $118,295 and $470,600 in 29707. And unlike 29707, about 12 percent of 29720’s land sits inside a town or census place, including the City of Lancaster and the Town of Van Wyck, in the Census Bureau’s 2020 place file.
The practical fix is simple. Search by map, not by ZIP code, and draw the area you’d actually drive. Then look up each house on its own, because the mailing city and ZIP code are set for mail delivery and the jurisdiction comes from the parcel.
What does a 29707 address change for a buyer?
A 29707 address changes who taxes you, who serves you and how you file. Start with taxes. Lancaster County’s 2026 millage sheet, from the county auditor, lists town millage for only two places, the City of Lancaster at 221.5 mills and the Town of Kershaw at 93.0. With 29707 inside neither, a home there carries the county’s lines with no town line on top. The sheet puts total millage at 344.2.
What you pay against that millage depends on one form. South Carolina’s Code of Laws, Section 12-43-220, taxes an owner’s legal residence on an assessment equal to four percent of its fair market value. The Lancaster County Assessor describes the legal residence discount as “lowering the assessment ratio from 6% to 4% and removing the school operating portion of the tax bill.” Without it, the assessment stays at 6 percent. The county auditor’s 2026 millage sheet shows how much of the school line that removes: the legal residence exemption covers 163.2 of the 181.0 school operating mills. Our Indian Land property tax guide works through that math line by line.
Next, utilities. The public water and sewer provider for this part of the county is the Lancaster County Water and Sewer District, a county district rather than a town department. Its service area page says it built a wastewater treatment facility in 2001 “to accommodate the wastewater treatment needs of the growing Indian Land community,” and its water comes from the Catawba River Water Treatment Plant it runs jointly with Union County, North Carolina. Whether a given house is on those lines or on a well and septic is a parcel question, so ask for it in writing.
Then schools. With no town, school assignment follows the Lancaster County School District, not a town boundary. The district’s list puts four Indian Land schools at 29707 addresses and the high school at a 29720 address, so the ZIP code on a listing won’t settle which schools serve a house. Confirm the assignment for the exact address with the district before you count on it.
One more thing a 29707 address doesn’t do is put you in Fort Mill. Fort Mill’s ZIP codes, 29715 and 29708, sit in York County, and none of Fort Mill’s town land falls in 29707. Our Fort Mill ZIP code guide breaks those two down.
Before you write an offer on a 29707 house, I’d do three things. Pull the tax bill on the parcel and make sure there’s no town line on it, so you’re pricing the county number. Ask the seller whether the house is on Lancaster County Water and Sewer District service or a private well and septic. And plan to file the legal residence application with the county assessor once you move in, because the drop from a 6 percent to a 4 percent assessment, plus the school operating exemption, changes the bill on a primary home in Indian Land once it’s approved.

Book a 15-minute call →What do incomes, home values and prices look like in 29707?
ZIP code 29707 runs well above Lancaster County on income and home value. The Census Bureau’s 2020-2024 American Community Survey puts its median household income at $118,295, about 50 percent above Lancaster County’s $78,869 and about 71 percent above South Carolina’s $69,324. Its median home value, $470,600, is about 43 percent above the county’s $329,900. Those are survey estimates with a margin of error, $9,313 on the 29707 income figure, so read them as a range rather than a point.
Most homes in 29707 are owned rather than rented. The same survey counts 13,500 owner-occupied homes among 14,931 occupied ones, about 90.4 percent, against about 83.3 percent across Lancaster County. In practice, only about 1 in 10 occupied homes in 29707 is rented, a point to weigh if you want to rent first and buy later.
| Measure | ZIP 29707 | ZIP 29720 | Lancaster County | South Carolina |
|---|---|---|---|---|
| Median household income | $118,295 | $62,969 | $78,869 | $69,324 |
| Median home value | $470,600 | $245,500 | $329,900 | $259,000 |
| Estimated residents | 37,629 | 53,584 | 104,475 | 5,296,225 |
| Land area, square miles | 28.45 | 284.89 | 549.07 | 30,064.28 |
Sale prices tell a more current story. Redfin’s Data Center shows a $489,856 median sale price in 29707 for July through September 2026, down 5.07 percent from $516,000 in the same three months of 2025, with 229 homes sold. Homes took longer, too: a median 73 days on market, 16 more than a year earlier. At the same time, the median sale price per square foot rose 3.53 percent to $217.52 over the same stretch, so the drop in the median isn’t the same thing as homes losing value foot for foot.
For a buyer, that combination is useful. A 4.1 month supply of homes, per the same Redfin file, and 73 days on market give you more time to look and more room to ask questions than a market where homes sell in a weekend. That time is worth spending on the county tax line and the legal residence form before you offer.
How do you check an Indian Land address before you offer?
Check the parcel, not the ZIP code. Because Indian Land has no town line and its name spans more than one ZIP code, the reliable answers for any one house come from county and district records, and you can gather them in an afternoon.
First, the tax record. The Lancaster County Assessor maintains the county’s tax maps and online GIS data, so look up the parcel there and confirm it’s in Lancaster County with no municipal line. If a listing carries a Lancaster or Van Wyck address, check whether the parcel falls inside the City of Lancaster, which levies its own 221.5 mills, or the incorporated Town of Van Wyck.
Second, utilities. Ask for a recent water and sewer bill from the seller, or the provider name in the seller’s disclosure, and confirm whether the house is on the Lancaster County Water and Sewer District’s lines.
Third, schools. Use the Lancaster County School District’s school list as a starting point, then confirm the exact assignment for that address with the district, since the ZIP code won’t decide it.
Fourth, the legal residence form. Put a reminder on your calendar to apply through the assessor’s online forms portal once you’ve moved in.
