Wesley Chapel NC vs Weddington NC: Which One Should You Buy In?

The short answer

Wesley Chapel and Weddington are adjacent Union County towns that share ZIP code 28104, pay the same county tax rate, and in some cases send students to the same schools. The difference is price. The median sale price in Wesley Chapel was about $745,000 for the three months ending May 2026 against $1,297,224 in Weddington, according to Redfin. Buy in Wesley Chapel for newer homes and a lower entry point. Buy in Weddington for lower density and the Weddington High cluster on every address rather than some.

I live in Weddington. My kids go to school here, and I sell homes in both of these towns every year. This is the comparison I give relocating buyers on the phone, with the numbers attached.

It is also the comparison most national sites get wrong, for a reason almost nobody outside the area knows about. Start with that.

Why Wesley Chapel and Weddington Get Confused

Wesley Chapel and Weddington share ZIP code 28104, and the post office city name attached to that ZIP is Matthews. Weddington and Wesley Chapel are both accepted city names on it, but neither one owns it. That single fact explains most of the bad data relocating buyers run into.

When a national portal reports a Weddington median price pulled by ZIP code, it can be blending homes from three different municipalities with very different price points. When a relocation packet from an employer lists 28104, it is not telling you which town you would actually live in or which high school your address feeds. I have had buyers land here convinced they had been touring Weddington all week when half the homes were in Wesley Chapel.

The towns themselves treat this as a real problem. On June 8, 2026, the Weddington Town Council passed a resolution supporting a unique ZIP code for the town, reasoning that a dedicated ZIP would simplify mail and give Weddington a distinct identity. That is a town government formally asking to be disentangled from its neighbors in the mail system.

What this means for you: do not evaluate these two towns using ZIP level data. Verify the municipality and the school assignment at the individual address. Everything below is organized by town limits rather than by ZIP.

How Do Home Prices Compare in Wesley Chapel and Weddington?

Weddington is the more expensive town by a wide margin, and the gap is larger than the shared border suggests. For the three months ending May 2026, Redfin reported a median sale price of about $745,000 in Wesley Chapel against $1,297,224 in Weddington. That is a spread of roughly $550,000 between two towns that touch.

Price per square foot points the same direction. Redfin put Weddington at about $332 per square foot for the three months ending May 2026, against roughly $248 per square foot in Wesley Chapel over a six month window ending August 2026. Those windows are not identical, so treat the per foot figures as directional rather than a precise head to head. The direction itself is not in doubt: you pay meaningfully more per square foot for a Weddington address.

Median or average? The distinction matters here.

Our own Canopy MLS pull of closed single family sales for the 90 days ending August 1, 2026 put Weddington’s average sale price at $1,676,813 across 26 closings. Redfin’s median for the spring window was $1,297,224. Both are accurate. Weddington has enough sales above $2 million to pull an average well above the midpoint, so an average makes the town look more expensive than the typical transaction actually is. When you compare towns, compare medians. When someone quotes you a Weddington average, ask what the median was.

Weddington is also a thin market in raw volume. Twenty six closings in ninety days is a small number, which means a handful of high end sales can move any published statistic noticeably from one quarter to the next. Wesley Chapel runs a similarly modest volume. In practice, be skeptical of any dramatic month over month market shift headline about either town, and price a specific home off comparable sales in its own neighborhood rather than off a town wide figure. That is true of both towns and it is the most common pricing mistake I see relocating buyers make here.

What Will You Pay in Property Taxes in Wesley Chapel vs Weddington?

Here is the finding that surprises nearly every buyer who assumes the more expensive town taxes harder: the tax rates in Wesley Chapel and Weddington are nearly identical. The difference runs about $94 a year on a $750,000 home and about $125 on a $1 million home.

Both towns sit in Union County and pay the same county rate of $0.4342 per $100 of assessed value, a rate the Board of Commissioners left unchanged when it adopted the fiscal year 2026 to 2027 budget on June 16, 2026. Each town then adds a small municipal rate. The Village of Wesley Chapel adds $0.0225. The Town of Weddington adds $0.0350, held unchanged when the Town Council adopted a $3.16 million budget on June 8, 2026. Both municipal rates carried over from the prior fiscal year, so the combined figures below apply to fiscal 2025 to 2026 and fiscal 2026 to 2027 alike.

Union County rate $0.4342 per $100; Wesley Chapel village rate $0.0225; Weddington town rate $0.0350. All three were unchanged between fiscal year 2025 to 2026 and fiscal year 2026 to 2027. Figures rounded to the nearest dollar and exclude homeowner association dues, which are separate and vary by neighborhood.

Two things to understand about how these bills get calculated. North Carolina requires counties to assess property at 100 percent of market value, and Union County’s most recent revaluation took effect January 1, 2025, with the next scheduled for 2029. That revaluation moved residential values up sharply, with a countywide median residential increase of roughly 60 percent. If you are looking at a tax figure on an old listing or an out of date county record, it is almost certainly understated.

The practical takeaway: taxes are not a reason to choose between these two towns. On a $1 million home the difference is $125 a year, a rounding error against a mortgage payment. Which Schools Do Wesley Chapel and Weddington Addresses Feed?

Schools are the reason most of my clients look at these two towns, and this is where the comparison gets genuinely complicated. Weddington addresses feed one cluster. Wesley Chapel addresses split between two.

A Weddington address feeds Weddington Elementary, Weddington Middle, and Weddington High School. On current GreatSchools ratings that is a 10, a 10, and a 9 out of 10. According to Niche, Weddington High enrolls about 1,900 students, reports a graduation rate at or above 99 percent, runs roughly 39 percent AP enrollment, and ranked number 13 among 635 North Carolina public high schools for 2026.

A Wesley Chapel address is less predictable. Wesley Chapel Elementary, rated 10 out of 10 by GreatSchools, operates as a split feeder: part of its attendance area continues into the Weddington cluster and part into the Cuthbertson cluster. Cuthbertson Middle rates 10 out of 10 and Cuthbertson High rates 9 out of 10. Niche reports Cuthbertson High enrolls about 1,857 students with a graduation rate around 97 percent, and ranked it number 65 of 635 in the state for 2026.

So here is how I read it. Both towns deliver excellent Union County schools, and the distance between a school ranked 13th and one ranked 65th out of 635 is real but modest. The difference in certainty is the larger one: in Weddington you know which high school you get, and in Wesley Chapel you have to check the specific address.

One clarification worth making, because buyers search for it constantly: there is no Wesley Chapel High School in Union County today. A school by that name existed historically and later became Wesley Chapel Elementary. If a listing or relocation packet references a Wesley Chapel high school, it is wrong.

Union County Public Schools assigns students by domicile within geographic attendance areas, and the district does not run a broad open enrollment or magnet program that would let you opt into a different zone. Attendance lines also get redrawn as the county adds capacity. That is why I verify current zoning at the address level for every client before an offer goes in rather than trusting the school field on a listing portal. Getting this wrong is expensive in both directions: you either overpay for a cluster you could have reached for less, or you buy assuming a school you do not actually get. How Do Lot Sizes and Zoning Differ in Wesley Chapel and Weddington?

This is the section where the popular shorthand is wrong, so it is worth being precise. Both towns set the same minimum in their primary residential district: 40,000 square feet, or about 0.92 acre. Wesley Chapel calls it RA-40 and R-40. Weddington calls it R-40. On that baseline number, the two towns are the same.

The difference is what each town builds on top of that baseline. Weddington also maintains R-60 and R-80 districts, requiring roughly 1.38 and 1.84 acres, and its conservation subdivision option holds overall density to about one home per acre even where individual lots are smaller. Wesley Chapel’s ordinance includes smaller lot options and planned developments alongside its RA-40 district, and the result on the ground is far more variety. Wesley Manor runs lots in the range of 0.95 to 0.97 acres, while the Villages of Wesley Chapel sits closer to 0.14 acre.

The census numbers settle it. Weddington covers 17.53 square miles with 4,297 housing units as of the 2020 census, roughly 245 homes per square mile. Wesley Chapel covers 9.72 square miles with 2,887 housing units, roughly 297 homes per square mile. Weddington is genuinely the lower density town, by about 20 percent, and the median lot size for Weddington homes sold in the twelve months ending July 2026 was about 0.92 acre.

What that means when you are actually shopping: in Weddington, the large lot is close to guaranteed by the ordinance and by what is already built. In Wesley Chapel, lot size is a per neighborhood question with a genuinely wide range, and you can find nearly an acre or a fraction of one inside the same village limits. If acreage is a priority in Wesley Chapel, shop the subdivision rather than the town.

Weddington incorporated on May 2, 1983 specifically to protect low density, rural character, and it has held that line since. Commercial development is deliberately confined to one small area, the fiscal 2026 budget added a planning position to handle rising development volume, and the town has signaled stricter requirements on tree preservation and dedicated green space for future neighborhoods. Wesley Chapel, incorporated in 1998, describes its own zoning as deliberately low density as well, but it has accommodated more housing variety in a smaller footprint.

Are Wesley Chapel and Weddington on Public Water and Sewer or Well and Septic?

Do not assume either town is uniform on this, because service varies parcel by parcel in both. Union County Water serves parts of Wesley Chapel while other properties there run on private wells and septic systems. In Weddington, some newer communities are on public water and sewer while many large lot properties are not. Toll Brothers markets its Luna Estates community in Weddington as served by municipal water and sewer, for example, which cuts against the assumption that every Weddington acre lot is on a well.

This is an address level question with real cost consequences. A septic system carries inspection, pumping, and eventual replacement costs, and a well carries its own maintenance and water testing. Put utility service on your due diligence list for any specific home in either town rather than filing it under a general impression of the town. Who Provides Police and Town Services in Wesley Chapel and Weddington?

Neither town runs its own police department. Both are covered by the Union County Sheriff’s Office, and both operate as low service, low tax bedroom communities by design. That is why municipal rates in both places are a small fraction of what a Charlotte city address carries, and it surprises buyers coming from municipalities that provide more directly.

The budgets make the scale plain. Weddington adopted a $3.16 million total budget for fiscal year 2026 to 2027. The Village of Wesley Chapel proposed a total budget of about $1.34 million for fiscal year 2025 to 2026. These are small governments that deliberately do a small number of things, and the services you might expect a town to provide, from policing to water, generally come from the county or a private provider instead.

Where Do You Shop and What Parks Are There in Each Town?

Both towns cluster their everyday shopping around a single Harris Teeter anchored center. In Weddington that is Weddington Corners at 13639 Providence Road, an 81,820 square foot neighborhood center in the town’s only commercial area, near the intersection of NC-16 and NC-84. The town is also planning a downtown plaza and park behind that center, which would give Weddington something closer to a town center than it has ever had.

Wesley Chapel’s equivalent is Village Commons, at Weddington Road and Waxhaw Indian Trail Road, also anchored by a Harris Teeter. Its final phase is adding roughly 110,000 square feet of retail and dining plus a village green, and local reporting on the development has a Publix slated to open there in the fourth quarter of 2026. On near term retail momentum, Wesley Chapel is the town adding more.

For parks, Wesley Chapel owns Dogwood Park, a 22.5 acre park at 121 Lester Davis Road with walking trails, a fishing pier, a dog park, an amphitheater, a playground, and a miniature golf course. Dam reconstruction at the park has been the village’s stated top priority in 2026. Weddington does not own a comparable park of its own; residents use Weddington Optimist Park at 5211 Weddington Road, an athletic complex operated by the Wesley Chapel Weddington Athletic Association that serves both towns and is a good illustration of how intertwined they are.

How Long Is the Commute to Charlotte from Wesley Chapel and Weddington?

Commutes from the two towns are close to a wash. Weddington sits roughly 16 to 22 miles from Uptown Charlotte, the city’s central business district. Wesley Chapel sits a few miles further out at roughly 21 to 29 miles. In my own drives and from what clients report, Weddington typically runs 30 to 40 minutes off peak and 40 to 70 minutes at rush hour, with Wesley Chapel around 33 minutes off peak and a comparable rush hour penalty.

The main routes are NC-16, known locally as Providence Road, which is the primary artery north into the city, and I-485, the loop highway that rings Charlotte. Your specific neighborhood’s distance to an I-485 interchange matters more to your daily drive than which of the two towns you choose.

Road work is active on the Wesley Chapel side and worth asking about if you are buying nearby. The village has funded a local match for a roundabout at Newtown and Cuthbertson Roads, contributed to a study of the Waxhaw Indian Trail Road and Billy Howie Road intersection through Union County’s Critical Intersection Program, and set aside funds toward the NC-84 and Potter Road intersection.

What Is Being Built in Wesley Chapel and Weddington Right Now?

New construction is one of the clearer practical differences between these towns, and it runs opposite to what the price gap might suggest.

Wesley Chapel has more active inventory and more variety. McCoy Farm, a John Wieland community, lists plans starting around $990,990 and came through preliminary plat approval in January 2025. Cresswind Wesley Chapel by Kolter Homes is a gated 55 and over community with floorplans from roughly 1,600 to more than 2,800 square feet. Toll Brothers is active in the area as well, and new construction listings across the village span a wide price range.

Weddington’s new construction is smaller in count and higher in price, which follows from its density rules: fewer lots per parcel means fewer homes and a higher price on each. Toll Brothers lists Luna Estates as an 18 home enclave on Weddington Matthews Road on lots of roughly 0.93 to 1.33 acres, with pricing that started in the $1,100,000s and recent sales reported between about $1.62 million and $1.99 million. Toll Brothers has Morris Farm, a 46 home community, in planning, and Grandview is moving through the town’s process. Twin Lakes by Peters Custom Homes runs 4,000 to 10,000 square feet on half acre to 1.25 acre homesites, Weddington Grove is a boutique custom community by Classica Homes, and Elysian at Weddington is by Keystone Custom Homes.

Worth knowing before you count on a specific project: Weddington’s approval process is genuinely restrictive and proposals do fail. Local reporting indicates a Toll Brothers project at Deal Lake was stopped in late 2025 after community opposition. If your plan depends on a Weddington community that has not broken ground, treat the timeline as uncertain. After the numbers, the decision usually comes down to three questions.

Is your budget under roughly $1 million? Then Wesley Chapel is the practical answer, and it is not a compromise. You get a 10 out of 10 elementary school, a 9 out of 10 high school either way, the same county tax rate, newer construction, and more retail arriving within the year. The median home there costs about $550,000 less than the median home in Weddington. That difference funds a lot of life.

Do you need certainty about the high school? Then Weddington has a structural advantage. Every address in town feeds Weddington High, which Niche ranked 13th of 635 in the state for 2026. In Wesley Chapel you can absolutely land in that same cluster, but you have to verify it at the address, and attendance lines can move.

How much do you care about density? This is the real dividing line, and it is not about the minimum lot size, since both towns start at 40,000 square feet. It is about everything built around that minimum. Weddington adds larger districts, holds conservation subdivisions to about one home per acre, and comes in around 245 homes per square mile against Wesley Chapel’s 297. It incorporated in 1983 to protect that pattern and it still turns down projects that would change it. In Wesley Chapel you can find nearly an acre or a fraction of one inside the same village. Weddington gives you a reasonable guarantee about what your neighbors’ lots look like; Wesley Chapel gives you a wider range and a lower price.
