There’s a good chance someone has already told you that Waxhaw home prices only go one way. It’s true that the long run has been generous: the Federal Housing Finance Agency’s house price index for ZIP 28173, the Waxhaw mailing ZIP, rose 127.2% from 2015 to 2025, so a home that kept pace with it more than doubled in value. What rarely comes with that pitch is the other half of the record. The same index fell 17.4% from 2008 to 2012, and for the three months ending September 2026, Redfin’s median Waxhaw sale price was $569,729, down 5.0% from a year earlier.
So yes, a Waxhaw home has been a good long-run bet, but mostly for owners who could wait out a bad stretch, and you need both halves of the Waxhaw NC housing market record before you decide. I’m Steve Jarrell, I lead The Longleaf Group with my wife Amanda, and we work with buyers and sellers in Waxhaw and the towns around it every week.

Has a home in Waxhaw been a good investment?
Over the long run, yes, and by a wide margin. If you’d bought in ZIP 28173 in 2015 and your house tracked the FHFA index, every $100 of value would have grown to about $227 by 2025. Measured from 2000, the same index stood at 302.3 in 2025, so a home in ZIP 28173 roughly tripled in value over 25 years, downturn included. Those are nominal figures, before inflation.
The Short Answer
Over ten years, Waxhaw home values have grown strongly: the FHFA index for ZIP 28173 rose 127.2% from 2015 to 2025. You’ll want to know it can fall too, as it did by 17.4% from 2008 to 2012, and that prices were soft in the three months ending September 2026, per Redfin.
Key numbers, Waxhaw NC, annual index through 2025 and market figures through September 2026 (sources: FHFA, Redfin, Zillow):
- FHFA index, ZIP 28173, 2015 to 2025: up 127.2%
- FHFA index, ZIP 28173, 2008 to 2012: down 17.4%
- FHFA index change in 2025: up 4.74%
- Redfin median sale price, 3 months ending September 2026: $569,729, down 5.0%
- Median days on market: 56, against 46 a year earlier
- Zillow average home value: $700,136, down 0.4% over the past year
When a buyer asks me whether a Waxhaw home is a good investment, I split it into two questions. Will it hold its value over the years you own it? Over long holds, the record says it has. Will it go up in the first two or three years? Nobody can promise that, and the 2008 to 2012 stretch is the proof. I’d buy here for the house and the town first, and treat appreciation as the bonus rather than the plan.
Where the long-run numbers come from matters. FHFA builds its ZIP-level index from appraisal values and sales prices on mortgages bought or guaranteed by Fannie Mae and Freddie Mac, so it follows the same homes selling or refinancing again over time instead of whatever sold in a given month. FHFA calls these ZIP indexes developmental, and they’re annual. That makes them good for the long view and not built for last month, which is why the current-market section below switches to Redfin and Zillow.

What happened to Waxhaw home values from 2008 to 2016?
They fell for four straight years, then took four more to climb back. The FHFA index for ZIP 28173 peaked at 272.13 in 2008, dropped 4.09% in 2009, 8.13% in 2010, 5.27% in 2011 and 1.02% in 2012, and bottomed at 224.83. That’s a 17.4% decline from the 2008 level. It didn’t pass its 2008 mark again until 2016, when it reached 275.49.
Here’s what that means if you’re the owner. Buy a Waxhaw house in 2008, get transferred in 2012, and you’d likely have sold for less than you paid, before agent fees and closing costs. Stay put until 2016 and you were roughly back to even. Stay until 2025 and the index was 116.1% above its 2008 level, so the same house had more than doubled.
Same house, same neighborhood, three different outcomes, set by when each owner had to sell. Waxhaw has rewarded owners who could stay, and it was hard on anyone who had to sell between 2009 and 2012.
| Year | Annual change | Index level |
|---|---|---|
| 2008 | 0.13% | 272.13 |
| 2009 | -4.09% | 261.00 |
| 2010 | -8.13% | 239.78 |
| 2011 | -5.27% | 227.14 |
| 2012 | -1.02% | 224.83 |
| 2015 | 4.78% | 258.85 |
| 2016 | 6.43% | 275.49 |
| 2020 | 4.00% | 340.02 |
| 2021 | 14.70% | 390.00 |
| 2022 | 25.08% | 487.80 |
| 2023 | 7.21% | 522.98 |
| 2024 | 7.36% | 561.48 |
| 2025 | 4.74% | 588.08 |
If you read that table slowly, the pattern jumps out. Between the downturn and 2020 the index rose every year, by 3.75% to 7.22% (the years not shown are in FHFA’s file). Then 2021 and 2022 jump to 14.70% and 25.08%, and 2025 settles back to 4.74%. The full series and FHFA’s notes on method are in the FHFA ZIP-level house price index file.
What happened to Waxhaw prices after 2020?
Two years did a lot of the work. Between 2020 and 2022 the FHFA index for ZIP 28173 rose from 340.02 to 487.80, and that climb accounts for about 45% of everything the index gained from 2015 to 2025. This is the stretch behind most of the stories you’ve heard about Waxhaw prices.
Population grew alongside it, and you can see that in the state’s count. The NC Office of State Budget and Management uses 20,548 residents as its April 2020 census base for the Town of Waxhaw and certifies 24,579 for July 2025. That’s 4,031 more people, a 19.6% increase in a little over five years. You can check the town figures in the OSBM 2025 certified population estimates.
Downtown Waxhaw is changing too, and the video below walks through what’s coming.
What is the Waxhaw NC housing market doing right now?
It’s flat to soft, and as a buyer you have more room than you would have had a year ago. For the three months ending September 2026, Redfin puts the median Waxhaw sale price at $569,729, down 5.0% from the same period last year, and the median price per square foot at $212, down 0.7%. Homes spent a median 56 days on the market, against 46 days a year earlier.
The negotiating numbers are mixed. Redfin shows 45.6% of Waxhaw listings with a price drop, up 5.5 points from a year earlier, and homes sat 10 days longer. But the sale-to-list ratio edged up 0.3 points to 98.1%, meaning the typical home sold for a little under its asking price, and 17.6% sold above list, up 4.3 points, so well-priced homes still move. Redfin scores Waxhaw 59 out of 100 on its Compete Score and calls the market somewhat competitive. The full breakdown is on Redfin’s Waxhaw housing market page.
Volume is up even as prices cool. Redfin counts 116 Waxhaw homes sold in September 2026 alone, up from 98 in September 2025. More homes are selling at slightly lower prices, which is what a market looks like when sellers adjust instead of waiting.
Interest from far away is real, if small. In Redfin’s search data for April to June 2026, buyers in the New York metro searched to move into Waxhaw more than buyers from any other metro, followed by Washington and Los Angeles. Those are searches, not moves, but for someone selling a house in one of those markets, a Waxhaw price can look modest.
Zillow’s numbers point the same direction. Its home value index puts the average Waxhaw home at $700,136 as of September 30, 2026, down 0.4% over the past year. If you’re wondering why that’s so far above Redfin’s $569,729, they measure different things. Redfin’s figure is the middle of what actually sold in three months. Zillow’s is built from its own estimates of typical home values in Waxhaw. Both measures point the same direction, lower, Zillow by 0.4% and Redfin’s sold median by 5.0%. You can see Zillow’s figure on its Waxhaw home values page.
If you’re buying in Waxhaw this fall, the soft numbers mostly work in your favor, though well-priced homes still draw offers. With close to half of Waxhaw listings taking a price cut, I’d rather negotiate on a house that’s been sitting than chase the one that listed last weekend. Before I write an offer, I want two things in front of us: the price history on that specific house, and a realistic guess at how long you’ll own it, because a five-year plan and a ten-year plan can point you to different houses.

Mortgage rates are the biggest lever in the short run, and they’ve moved against buyers this year. Freddie Mac’s weekly survey put the average 30-year fixed rate at 7.40% on October 8, 2026, up from 6.30% a year earlier, according to the Freddie Mac Primary Mortgage Market Survey.
Here’s what that does to a real payment. Take the $569,729 Waxhaw median, put 20% down, and borrow $455,783. At 7.40% the principal and interest come to about $3,156 a month. At 6.30% they’d be about $2,821. That’s roughly $335 a month, or about $4,015 a year, for the same house, before taxes and insurance. When the payment climbs like that, some buyers step down in price and some step out, which is one likely reason homes are sitting longer.
What no forecast can know is where rates go from here, or whether the stream of people moving in from other metros holds up. If rates fall, some of the buyers who stepped back this year are likely to return, and a soft fall market can tighten quickly. If they keep climbing, the 2026 pattern of longer listings and price cuts can stretch into 2027. Anyone who tells you which of those comes next is guessing.
Buying in Waxhaw when value matters to you
Plan around how long you’ll realistically stay. The 2008 to 2016 record says it took eight years for ZIP 28173 values to get back to their 2008 peak, so if there’s a real chance you’ll move again in three or four years, the size of your down payment and the price you negotiate matter more than any appreciation story.
Use the soft spots. With price drops on 45.6% of Waxhaw listings and homes sitting 56 days, you can ask for things on a house that’s been waiting that were harder to win in 2021 and 2022, when the index rose 14.70% and 25.08%: a lower price, help with closing costs, or a repair credit.
Know exactly what you’re buying, because a Waxhaw address covers a lot of different houses. Whether a home is on town water and sewer or a private well and septic changes both your costs and your resale buyer, and this guide to city water in Waxhaw shows how to tell. Lot rules matter too, and the post on Waxhaw lot sizes covers what the town and county allow. If a lower entry price is the goal, look at the townhome communities in Waxhaw before you rule the town out.
For the bigger picture, the Waxhaw community page has the town overview in one place, and the South Charlotte market data page puts Waxhaw beside the other towns we cover each month.
The trade, stated plainly: Waxhaw has given long-term owners strong gains, and it asks you for patience in return, because the same record that more than doubled from 2015 to 2025 also spent 2008 to 2016 getting back to where it started.
Frequently Asked Questions About the Waxhaw NC Housing Market

Over the long run they have. The FHFA house price index for ZIP 28173 rose 127.2% from 2015 to 2025 and rose 4.74% in 2025 alone. Over shorter stretches they can lose value. The same index fell 17.4% from 2008 to 2012 and didn’t pass its 2008 level again until 2016, so your timing matters as much as the town.

No forecast can say for certain. The FHFA index for ZIP 28173 rose 4.74% in 2025, but Redfin’s median sale price for Waxhaw for the three months ending September 2026 was down 5.0% from a year earlier, and the 30-year mortgage rate averaged 7.40% on October 8, 2026, up from 6.30% a year earlier, per Freddie Mac.
