What ZIP code is Fort Mill SC? The Town of Fort Mill sits entirely in ZIP codes 29715 and 29708, but only about 51 percent of 29715’s land and about 9 percent of 29708’s fall inside the town limits, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, using the Census Bureau’s 2020 ZIP code relationship file. Town Hall’s PO Box 159 uses a third number, 29716.
There’s a good chance the listing you’re looking at says Fort Mill, SC 29715 or 29708, and you read that as a house in Fort Mill. It’s true for the mail. For the town tax line, the trash pickup and the town council, the line that counts is the town limit, and of the 90,380 people living in those two ZIP codes in the 2020-2024 American Community Survey, about 30,775 live inside it. That’s roughly one in three.

Which ZIP codes cover the Town of Fort Mill?
Two of them, 29715 and 29708, if you mean the town itself. In the Census Bureau’s 2020 ZIP code to place relationship file, about 91 percent of the Town of Fort Mill’s land falls in ZIP 29715 and the other 9 percent in 29708, and no other ZIP code holds any of it. Town Hall’s street address, 205 N. White St., is in 29715, and its post office box, PO Box 159, uses 29716, according to the Town of Fort Mill. That third number has no ZIP code area of its own in the Census file.
The Short Answer
Fort Mill’s town limits sit inside ZIP codes 29715 and 29708, but the town covers only about half of 29715’s land and about 9 percent of 29708’s. Land shares are from the Census Bureau’s 2020 relationship file, residents from its 2020-2024 American Community Survey, the tax rate from the town’s 2026-27 budget ordinance and sales from Redfin for July through September 2026.
Key numbers, Fort Mill SC ZIP codes (sources: U.S. Census Bureau, Town of Fort Mill, Redfin Data Center):
- About 51 percent of ZIP 29715’s land is inside the Town of Fort Mill
- In ZIP 29708 the town holds about 9 percent of the land, and Tega Cay about 24 percent
- 0 percent of ZIP 29707 is inside any town; all of it is in Lancaster County
- About 30,775 of the 90,380 residents of 29715 and 29708 live in the town
- The town’s 2026 tax line is 87.0 mills, about $1,740 a year on a $500,000 home taxed as the owner’s legal residence
- Median sale, July to September 2026: $504,852 in 29715 and $549,838 in 29708
So if you’re shopping Fort Mill, the ZIP code tells you the county and the mail route, and that’s about all. Two houses with the same ZIP code can sit on opposite sides of the town line, with different tax bills and different trash service. Before you write an offer, you want to know which side of the line a given house is on.
When a listing says Fort Mill, I’d treat the town limit as a separate question from the ZIP code. In 29715 roughly half the land is outside the town, and in 29708 most of it is, so I’d look up the Jurisdiction field in York County’s GIS (the county’s online property map) before comparing two houses on price. The answer moves the tax bill and who picks up the trash.

Fort Mill SC ZIP codes aren’t the Town of Fort Mill
The town says so itself. Its planning FAQ answers it directly: “Having a Fort Mill address does not necessarily mean that you are within the incorporated area of the Town of Fort Mill.” The Census Bureau’s 2020 relationship file shows how much of each ZIP code the town covers. In ZIP 29715, about 51 percent of the land is inside the town and about 49 percent sits in unincorporated York County. If you’re looking in ZIP 29708, the town holds only about 9 percent of it.
The rest of 29708 splits several ways. About 24 percent is the City of Tega Cay, a separate incorporated city with its own tax rate. About 7 percent is Baxter Village and about 7 percent is Riverview, both of which the Census Bureau maps as census designated places, its term for “closely settled, unincorporated communities that are locally recognized and identified by name.” The remaining 54 percent or so is unincorporated York County outside any town or census designated place, so about 91 percent of ZIP 29708’s land sits outside the Town of Fort Mill.
If you count people instead of acres, the pattern holds. The Census Bureau’s 2020-2024 American Community Survey estimates 46,865 residents in ZIP 29715 and 43,515 in 29708, or 90,380 in all. The same survey puts the town itself at 30,775, and because the whole town sits inside those two ZIP codes, that’s about one in three of the people with a Fort Mill ZIP. Tega Cay accounts for another 13,615. The rest, about half, live in unincorporated York County.
One caution on these shares. The Census Bureau describes its ZIP code areas as “generalized areal representations” of the ZIP codes the Postal Service delivers to, so a street near an edge can land on either side. Use the percentages for the pattern, and the parcel record for any single house you’re considering.
What does the town line change for a buyer?
For you, the first difference is the tax bill. Inside the town limits, a property pays the Town of Fort Mill’s own tax line on top of York County’s and the school district’s. The town’s 2026-27 budget ordinance, in the council’s September 28, 2026 agenda packet, levies 87.0 mills (a mill is $1 of tax per $1,000 of assessed value) for the 2026 tax year, and the minutes in the council’s October 12 packet record the council adopting it that night. The South Carolina Association of Counties’ 2025 tax rate report lists the town at 83.0 mills the year before.
Here’s what that means for your budget. South Carolina taxes an owner’s legal residence on 4 percent of its fair market value under state law, so a $500,000 home that qualifies as the owner’s legal residence is assessed at $20,000. At 87.0 mills, the town line on that house comes to about $1,740 a year before any credits, $80 more than at last year’s 83.0. A home outside the town limits doesn’t carry that line, though the 2025 report lists two York County levies for unincorporated areas, 6.6 mills for a rural fire program and 4.8 mills for solid waste. Tega Cay sets its own rate, 86.0 mills in the same report.
Trash is the second difference you’ll notice. The town’s FAQ says it “provides sanitation services to all single-family developments,” with household garbage in a 95-gallon roll cart once a week, recycling every two weeks and weekly yard debris pickup, covered by a monthly charge. If the house you like is outside the limits, ask the seller who picks up the trash and what it costs.
Schools follow their own lines. The Fort Mill School District assigns students by address, and its attendance page says “Students are required to attend a specific school based on which geographic boundary their residence resides.” It points to York County’s online school locator for any address in the county. Look the house up there and confirm it with the district before you count on a school.
Where does ZIP 29707 fit?
ZIP 29707 isn’t part of Fort Mill in the Census files. The Census Bureau’s ZIP code to county relationship file puts all of its land in Lancaster County, and the place file puts none of it inside any town or census designated place. It’s the Indian Land area, an unincorporated part of Lancaster County, and the county’s own facility list gives the Bailes Ridge Nature Trail’s address as Indian Land, SC 29707.
That changes two things for a buyer. The tax bill comes from Lancaster County, whose 2026 millage sheet lists town rates only for the City of Lancaster and the Town of Kershaw, so a 29707 home carries no town line. Lancaster County School District’s school list gives 29707 addresses for Indian Land Elementary, Harrisburg Elementary and Indian Land Middle. The state’s 4 percent assessment for an owner’s legal residence stays the same, applied here against Lancaster County’s millage. Our Indian Land property tax guide walks through that math.
Prices in 29707 sit below both York County ZIP codes, about 3 percent under 29715 and about 11 percent under 29708. Homes there sold for a median $489,856 from July through September 2026, down 5.07 percent from a year earlier, against $504,852 in 29715 and $549,838 in 29708, according to Redfin’s Data Center. They also took longer to sell, a median 73 days against 62 in 29715 and 70 in 29708.
If you’re weighing a 29707 house against one in 29715, I’d compare the tax lines each one carries before I compared the prices. The 29707 house is taxed by Lancaster County with no town line. The 29715 house carries York County’s lines, plus Fort Mill’s 87.0 mills only if it sits inside the town limit, and that’s true of only about half the land in 29715.

Which Fort Mill SC ZIP code has the higher median household income? ZIP 29708 does, at $132,018 against $109,689 in 29715, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, citing the U.S. Census Bureau’s 2020-2024 American Community Survey. The Town of Fort Mill sits between them at $121,823, about 37 percent above York County’s $89,095.
If you’re also looking at 29707, the same survey puts the median household income there at $118,295, against $78,869 for Lancaster County and $69,324 for South Carolina, and at $142,000 in Tega Cay. Ranked by income, those places run Tega Cay, 29708, the Town of Fort Mill, 29707 and 29715, and median home values fall in the same order: $529,200, $515,200, $487,500, $470,600 and $448,100. York County’s median home value is $361,300.
| Measure | ZIP 29715 | ZIP 29708 | ZIP 29707 |
|---|---|---|---|
| County | York | York | Lancaster |
| Share of land inside the Town of Fort Mill | About 51% | About 9% | 0% |
| Other towns in the ZIP code | None | Tega Cay, about 24% of the land | None |
| Residents (ACS) | 46,865 | 43,515 | 37,629 |
| Median household income (ACS) | $109,689 | $132,018 | $118,295 |
| Median home value (ACS) | $448,100 | $515,200 | $470,600 |
| Median sale price, Jul to Sep 2026 | $504,852 | $549,838 | $489,856 |
| Homes sold, Jul to Sep 2026 | 205 | 210 | 229 |
The ZIP line shapes those figures too. A 29715 median mixes homes inside the town with homes outside it, and a 29708 median mixes the town, Tega Cay, Baxter Village and unincorporated York County. If the town itself is what you’re weighing, the town figures are the better guide. If one street matters more, look at the parcel.

How do you check an address before you make an offer?
Start with York County’s records, the way the town tells owners to. Its FAQ says to enter the address in York County GIS, find the field called Jurisdiction under the Address heading, and look for “FORT MILL.” If the town is listed, the house is inside the limits. If the map leaves you unsure, the town’s Planning Department answers jurisdiction questions at (803) 547-2034 or through an online request form.
Then pull the last tax bill. On a home inside the town you’ll see a Town of Fort Mill line, 83.0 mills on a 2025 bill and 87.0 mills on a 2026 bill. In Tega Cay you’ll see the city’s line instead, and in unincorporated York County you’ll see neither. Last comes the school assignment, from York County’s school locator for a 29715 or 29708 address, or from Lancaster County School District for 29707.
