Piper Glen Charlotte Homes: Is TPC Membership Included?

October 20, 2026

How much do homes in Piper Glen Charlotte cost? Homes in Redfin’s Piper Glen Estates area sold at a median of $1,479,335, about $1.48 million, across 14 sales from July through September 2026, and a home assessed at that price owes about $11,623 a year in county and city property tax, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, from Redfin’s Data Center figures last updated October 7, 2026 and Mecklenburg County’s FY 2026-2027 tax rate chart, read October 20, 2026. TPC Piper Glen membership is a separate purchase, and the club publishes no fees.

If you’ve started looking at Piper Glen, there’s a good chance you’ve assumed the house comes with the TPC golf course behind it. It’s true that the neighborhood is built around TPC Piper Glen. But the house and the club are separate purchases. The Peters real estate team’s independent guide at piperglencountryclub.com says buying a home here “does not make you a member of the private club, does not obligate you to join, and does not entitle you to use club facilities.” Below is what each piece costs.

What This Guide Covers

What is Piper Glen in Charlotte NC?

Piper Glen is a golf course community in ZIP 28277 in South Charlotte, built around TPC Piper Glen, a private club that Invited Clubs (formerly ClubCorp) operates at 4300 Piper Glen Drive, according to the club’s 2026 site. Mecklenburg County’s GIS, read October 20, 2026, places six sample Piper Glen addresses inside the City of Charlotte, in City Council District 7, with no Municipal Service District on top. That city line puts a city tax rate and a city curbside fee on your bill.

The Short Answer

Piper Glen is a golf course neighborhood inside Charlotte city limits where Redfin counted 14 sales in its Piper Glen Estates area at a median of about $1.48 million from July through September 2026, and where TPC club membership is optional and separate from the house.

Key numbers, Piper Glen Charlotte NC, July through September 2026 and FY 2026-2027 (sources: Redfin Data Center, Mecklenburg County, Invited Clubs, OSRM):

  • Median sale price, Redfin’s Piper Glen Estates area, July through September 2026: $1,479,335 across 14 sales
  • Median price per square foot, same window: $335.36, up 14.86% from $291.97 a year earlier
  • Combined county and city tax rate, FY 2026-2027: 0.7857 per $100, about $11,623 a year on the median
  • TPC Piper Glen membership categories: 4, each listed as “Inquire for Initiation Fee” (2026)
  • Course: par 72, 6,936 yards, Arnold Palmer design, opened 1988
  • Drive to Uptown Charlotte without traffic: about 27 minutes (13.5 miles)

Piper Glen is a set of sections, not one subdivision. The Peters team’s Piper Glen FAQ names sections including Glynmoor Lakes, Keswick, Linkside Village, Greenhurst and Old Course, plus other mapped names such as The Enclave, The Fairways and Stuart’s Isle at Piper Glen. Sections can have their own associations: the same publisher’s Old Course page says one bearing the Old Course at Piper Glen name was registered with the state in August 1993. Gates, dues and rules can differ by section; Greenhurst, for one, is described as gated in MLS listing remarks.

This is one of the more common misconceptions I run into with buyers looking at Piper Glen: that the club comes with the house. It doesn’t, and I’d treat them as two decisions. I’d price the house first, on its own tax bill and its own section’s HOA, and only then ask the club for its current initiation fee and monthly dues in writing. If the house only works for you with the club attached, you want both numbers before you write an offer, not after.

What do Piper Glen Charlotte homes sell for?

Piper Glen homes sold at a median of $1,479,335 across 14 sales from July through September 2026, in Redfin’s Data Center figures for Redfin’s own Piper Glen Estates boundary. A year earlier, from July through September 2025, the same boundary recorded 10 sales at a median of $1,060,000. That’s a 39.56% jump in the median, and it’s the number most likely to mislead you.

Price per square foot, a closer read on value, rose 14.86% over the same year, from $291.97 to $335.36. When the median climbs more than two and a half times as fast as the price per foot, most of the gap comes from which homes sold. Dividing each median price by its median price per foot gives a rough size of about 4,411 square feet this year against about 3,630 a year ago. It’s a rough indicator rather than a true median size, but it says bigger homes sold this time.

Fourteen sales is a small sample, and a few large sales can move a neighborhood median a long way. Redfin’s overlapping windows earlier in 2026 ran $997,500 for April through June, $1,050,000 for May through July and $1,330,000 for June through August before reaching $1,479,335 for July through September. Swings that large across overlapping windows point to the mix of homes rather than to values.

If you’re buying, the pace slowed in your favor. Median days on market rose from 33 to 52, and the average sale-to-list ratio fell from 102.35% to 99.07%, a little under asking. Redfin counted 28 active listings in the latest window against 23 a year earlier, and 3.2 months of supply against 3.1.

Redfin draws its own neighborhood lines in rolling three-month windows, and they may not follow every Piper Glen section, so read the table as Redfin’s Piper Glen Estates area rather than every home with Piper Glen in its address.

For context, Redfin’s figures for the same window put Ballantyne Country Club, another South Charlotte golf community, at $348.32 a square foot across 10 sales, and Providence Country Club at $261.29 across 31. Piper Glen’s $335.36 sits much closer to Ballantyne Country Club. See our South Charlotte market data for nearby towns.

Four numbers for a Piper Glen home: a $1,479,335 median and $335.36 a square foot from Redfin’s Data Center for July through September 2026, about $11,623 a year in tax at Mecklenburg County’s FY 2026-2027 rate, and a TPC club that opened in 1988.

What are the HOA fees in Piper Glen?

Piper Glen HOA fees depend on the section. Canopy MLS listing data as of October 20, 2026 gives two recent examples: a single-family home on Old Course Drive listed with an HOA fee of $267 a quarter, and a townhome on Ballinard Lane listed at $377 a month. That’s $1,068 a year for the house and $4,524 a year for the townhome. They’re two listings, not a schedule for yours.

HOA dues and club dues are different bills; the Peters team’s Piper Glen HOA page says “Association dues are not club dues.” Before you offer, ask the listing agent for the HOA name, current dues, any sub-association dues and the governing documents.

Watch the name, too. Google’s autocomplete pairs “piper glen hoa” with Springfield, Illinois, which has a Piper Glen of its own, so check which state a page means before you budget around its dues figure.

Does a Piper Glen Charlotte home come with TPC membership?

No. Buying in Piper Glen doesn’t make you a member of the club, per the Peters team’s guide, and the club is a separate, private purchase. Invited Clubs describes TPC Piper Glen as a private golf and country club in South Charlotte with an 18-hole Arnold Palmer-designed championship course, seven Har-Tru tennis courts, four pickleball courts, resort-style swimming, fitness and dining at K62. The PGA TOUR’s TPC network lists it as a private club, and the club’s membership page says “Dining is reserved for Members and their invited guests.”

If you play, the course has tournament history. The club’s history page says it opened in 1988, hosted the Home Depot Invitational from 1990 through 2001, and earned its Tournament Players Club designation in 1994, and its golf page calls that event the PGA Champions Tour Home Depot Invitational. The par-72 course stretches to 6,936 yards across 200 acres, with a 73.80 rating and a 143 slope. The club’s hole guide says PGA seniors once called hole 14 “Nightmare on Elm,” after Elm Lane, the street on its right.

So what does TPC Piper Glen membership cost? The club doesn’t publish a price. Its membership page lists four categories, and every one reads “Inquire for Initiation Fee,” with no dollar figures on the page. Here’s what each includes:

  • Charter Golf: golf, practice facilities, tennis, pickleball, fitness, swimming and dining, with 10-day priority tee times and TPC Passport Program access.
  • Associate Golf: golf Sunday at noon through Thursday, driving range access Tuesday through Sunday, and 7-day tee time access.
  • Racquet Sports: the courts, the fitness center, the pool and the dining room, plus six golf rounds a year at a guest fee (restrictions apply).
  • Social: fitness, swimming and dining, with the same guest-fee golf allowance as Racquet Sports.

One line on that page helps when you compare clubs: the club says membership comes “without surprise fees tied to renovations or long-term improvements.” Ask what that covers in writing, with the fee, dues and any dining minimum. If you’re comparing courses across the area, our guide to country clubs near Charlotte NC covers the others buyers ask about.

Before you write an offer on a Piper Glen home, I’d get three things in writing: the section’s HOA name and dues from the listing agent, the parcel’s assessed value from the county, and the club’s current initiation fee and dues if the club matters to you. Then I’d run the tax on the assessed value, not the price. And because the median here swings with a handful of sales, I’d price the house off its own square footage and the closest comparable sales, never off the neighborhood median.

How much are property taxes in Piper Glen?

Piper Glen homeowners pay 0.7857 per $100 of assessed value for FY 2026-2027, the combined Mecklenburg County and City of Charlotte rate on Mecklenburg County’s 2026-2027 tax rate chart. That’s 0.4927 for the county plus 0.2930 for the city. On a home assessed at the July through September 2026 median of $1,479,335, the bill comes to about $11,623 a year, or about $969 a month if your lender escrows it.

Two fees ride along: the county’s $61.50 solid waste fee and the City of Charlotte’s $136.55 curbside fee, which bring the yearly total to about $11,821. The year-earlier median of $1,060,000 at the same rate would owe about $8,328. The chart shows the city’s rate rising from 0.2741 to 0.2930 while the county’s held at 0.4927, taking the combined rate from 0.7668 to 0.7857.

One caution. The bill is figured on the county’s assessed value, not your purchase price, and an assessed value can sit well below a recent sale price. Treat the figures above as what you’d owe if the home were assessed at that price, and look up the parcel’s real assessment before you budget. Our Ballantyne NC property tax guide covers the rest.

Which schools serve Piper Glen homes?

Public school assignment in Piper Glen varies by address in Mecklenburg County’s school boundary data read October 20, 2026, because Charlotte-Mecklenburg Schools assigns by the house, not the neighborhood name. The county’s CMS Current Feeder Boundary layer places the core of Piper Glen, including the club at 4300 Piper Glen Drive and 7504 Hurstbourne Green Drive, in this feeder pattern:

The edges differ. Near Seton House Lane on the east side, the same layer also shows a pattern of McAlpine Elementary, Jay M. Robinson Middle (which GreatSchools rates 10 out of 10) and Providence High (a 9 out of 10 GreatSchools rating). On the west side, near the 5500 block of Piper Glen Drive, the layer also touches Endhaven Elementary and Quail Hollow Middle zones.

The county layer carries no effective date, and boundaries change. Check any address with Charlotte-Mecklenburg Schools before you offer; ratings are GreatSchools’ figures as of October 20, 2026. Our Ballantyne school zones guide and the Charlotte schools guide cover the wider area.

Where is Piper Glen, and how far is everything?

Piper Glen sits in South Charlotte’s 28277 ZIP code, about 10 minutes from Ballantyne and 27 from Uptown Charlotte (the city’s downtown business district), in OSRM routing engine free-flow times from the club at 4300 Piper Glen Drive. Rush hour runs longer:

  • StoneCrest at Piper Glen (the retail center at 7900 Rea Road): about 6 minutes, 1.7 miles
  • Blakeney (the shopping center at Rea Road and Ardrey Kell Road, per its owner, Regency Centers): about 10 minutes, 3.7 miles
  • Ballantyne, at 10000 Ballantyne Commons Parkway: about 10 minutes, 3.8 miles
  • Uptown Charlotte, at 600 South Tryon Street: about 27 minutes, 13.5 miles
  • Charlotte Douglas International Airport: about 29 minutes, 21.0 miles

If you’re in an Uptown office a day or two a week, 27 minutes is the no-traffic floor.

Two other golf communities nearby get the same treatment: Ballantyne Country Club, with its 2026 club fees, and Providence Country Club, where the home price depends on whose map you read. For the citywide picture, see the best neighborhoods in Charlotte NC compared.

If you’re weighing Piper Glen, you’re likely weighing Ballantyne, 3.8 miles away. The video below is my Ballantyne area guide, and our Ballantyne community guide covers it in writing.

What’s planned next to Piper Glen?

The change to know about on Piper Glen’s edge is a 2024 rezoning on 53 acres beside the Old Course section. WBTV reported on June 17, 2024 that “the city council voted unanimously to rezone the area Monday night.” WBTV places the site “between Rea Road and Elm Lane, Bevington Place and the Old Course at Piper Glen, along the Four Mile Creek Greenway.” WBTV also reported that “the final iteration has a combined 566 homes, apartments and townhomes, some which would be age-restricted.”

What this changes for you: the land was never going to stay empty. WBTV reported that “Prior to Monday’s vote, zoning allowed for only 470 single-family homes,” so the rezoning moved the site from 470 houses to a 566-unit mix. If you’re looking in the Old Course section or near Rea Road and Elm Lane, ask the City of Charlotte for the project’s current status and site plan before you buy on that side.

So what’s the tradeoff? Piper Glen gives you a course community around a club that opened in 1988, inside Charlotte city limits, about 10 minutes from Ballantyne and 27 from Uptown without traffic. What you take on is the city’s 0.2930 rate on top of the county’s 0.4927, a club with no published price, and a slower market, with median days on market up from 33 to 52. And in a community whose homes run from one-story patio homes in Greenhurst to much larger houses, 14 sales is too few to make the median a steady guide.

If you take one step before you tour, get the section name and the parcel’s assessed value for every address on your list. Those two facts set the HOA, whether there’s a gate, and the tax bill you’ll pay.
