If you’ve been lining up South Charlotte towns on a portal, Wesley Chapel probably looks like one of the expensive ones. That read is fair as far as it goes. Over the three months ending August 2026, the median sale price in Wesley Chapel was $699,537, well above Waxhaw at $589,610 and Indian Trail at $446,704, according to Redfin’s Wesley Chapel housing market page, checked September 30, 2026. What that number leaves out is the price per square foot, which sits at $212. That is four dollars above Waxhaw and seventy-six below Marvin. The high median is measuring house size here more than it’s measuring price.

Here’s how I read a number like that one. A median tells you what the middle house sold for, not what a house costs. When the median runs high and the price per square foot sits mid pack, you’re looking at a town that sells bigger houses rather than pricier ones. In Wesley Chapel that gap is worth doing the math on: $699,537 at $212 a foot works out to roughly 3,300 square feet, and the same money in Marvin buys roughly 2,430. If your budget is fixed and your square footage isn’t, that’s the number I’d price out first.

Wesley Chapel NC home prices tell two different stories
A median finds the middle sale in Wesley Chapel and tells you what that house sold for, which answers one question: what did the middle house cost. Price per square foot answers a different one, which is what each foot of that house cost. In most towns the two move together and nobody has to think about it. In Wesley Chapel over the three months ending August 2026 they pulled apart.
The median sale price fell 5.0% year over year. The median price per square foot fell 18.5% over the same window, from roughly $260 a foot to $212. Five percent off the median alongside eighteen percent off the rate means the houses that sold in Wesley Chapel this summer were considerably larger than the ones that sold a year ago. Buyers were spending about $37,000 less at the median and walking away with more house.
Put the arithmetic on your own budget. At $260 a foot, $700,000 bought about 2,692 square feet. At $212, the same $700,000 buys about 3,302. That’s roughly 610 more square feet for a fixed budget in a single year, which is a bedroom, a bonus room and a wider garage. The median house itself grew by less than that, because the median price fell too.
Same money. More house.
A falling rate per foot in a small town usually means the mix of what sold changed, not that every seller cut a price. Larger new houses closing in volume will pull the median up and the rate per foot down at the same time. So the town didn’t get cheaper. Its sales skewed toward square footage, and a buyer shopping on total price alone will miss that.

What $700,000 buys in five Union County towns
Put your own budget of $700,000 against five towns in Union County and the square footage you get back isn’t close. Wesley Chapel is third of the five by the median and third by the rate per foot, which is exactly why it repays a second look.

Look at the top of the table. Marvin’s median is $1,249,173 and Weddington’s is $1,369,094, so on price those two look like a different market from Wesley Chapel. By the foot they’re $288 and $283 against $212, a premium of about a third. Your $700,000 buys roughly 3,302 square feet in Wesley Chapel and roughly 2,431 in Marvin, a difference of about 871 square feet.
Weddington shows the same effect Wesley Chapel does, one rung up. Its median is the highest of the five at $1,369,094, but its rate per foot is $283, below Marvin’s $288. The town with the bigger number on the sign is not always the town charging more for each foot behind it.
Go the other way and the trade is smaller than people expect. Indian Trail runs $198 a foot and Waxhaw $208, so the same budget buys about 3,535 and about 3,365 square feet. Moving from Wesley Chapel to Indian Trail gains you roughly 233 square feet on paper, a fraction of what you’d give up going the other direction. Treat those two rows as arithmetic rather than a shopping plan: $700,000 is well above the Indian Trail median of $446,704, so a buyer at that number there is shopping a different part of the market.
None of that says one town beats another. Weddington and Marvin run $283 and $288 a foot against Wesley Chapel’s $212, and plenty of buyers pay that difference on purpose. What the table does say is that the premium is real, it’s about a third, and it’s a choice worth making deliberately rather than discovering at the closing table. What lands on you after closing
Union County set its property tax rate for fiscal year 2026-2027 at 43.42 cents per $100 of assessed value, unchanged from the prior year, in a $664,310,307 budget the Board of County Commissioners approved on June 16, 2026. Wesley Chapel sits in Union County, so that’s the large piece of what you’ll owe every year on a home there.
At the Wesley Chapel median of $699,537, the county portion runs about $3,037 a year, or roughly $253 a month folded into an escrow payment. Assessed value is what the county has on file rather than what you paid, so the two can differ, and your figure moves with your own assessment.
Most of that money goes to one place. Union County reports that about 71 percent of the county tax rate supports its education partners, with 12.75 cents funding everything else the county does, including law enforcement, emergency services and parks. For a buyer relocating from a state that splits the bill differently, that concentration is worth knowing before the first bill arrives. Wesley Chapel is an incorporated village, so a small municipal rate applies on top of the county rate. Ask your agent or the county tax office to pull the exact combined rate for the address you are considering rather than working from a number you found online, because municipal rates are set separately and change on their own schedule.
Here’s what I’d tell a buyer to hold onto: the sale count. Thirty-eight sales in a month is a thin market, and even across a three month window a median in a town this size moves when a few large houses close together. I don’t treat it as a market signal on its own. I treat it as a starting point, then look at what’s listed in the range right now, because two houses at the same asking price can be very different houses.

Wesley Chapel is served by Union County Public Schools, the district that covers the whole county. The schools most Wesley Chapel addresses feed into are Wesley Chapel Elementary on Potter Road in Wesley Chapel for kindergarten through fifth grade, then Cuthbertson Middle and Cuthbertson High, both on Cuthbertson Road in the neighboring town of Waxhaw.

Why the sale count belongs next to the median
Wesley Chapel is a village of 9,521 people, according to the North Carolina Office of State Budget and Management’s certified estimate for July 1, 2025, and 38 homes sold there in August 2026. That’s up from 34 the year before. It’s also a small number, and the size of the sample behind a median decides how much that median can tell you.
Indian Trail recorded 254 sales in August and Waxhaw 153, against Wesley Chapel’s 38. Redfin’s median covers three months rather than one, so each of these figures rests on roughly three times its monthly count. What matters is the ratio, and Wesley Chapel’s median is drawn from about a seventh of the sales behind Indian Trail’s. A handful of large closings moves it much further.
So the 5.0% fall in the median and the 18.5% fall in the price per square foot want reading together rather than one against the other. Both are medians, drawn from the same small sample, and a gap that wide in a town this size almost always says the mix of what sold changed rather than that every seller cut a price. Neither number is a clean read on its own.
Here’s what to do with that. Ask what sold in the last ninety days rather than what a headline says the market did, and get the price per square foot sitting next to the median for every town you’re weighing.
