Ballantyne Country Club Cost: Home Price, HOA and Membership

October 20, 2026

What does it cost to live in Ballantyne Country Club? Homes in this Charlotte neighborhood sold for a median $1,517,075 from July through September 2026, HOA dues were $1,056 twice a year on a recent listing, and the optional club runs $10,000 to $75,000 to join plus $440 to $1,085 a month, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, from the Redfin Data Center (Redfin’s own boundary for the neighborhood), Canopy MLS listing data and Ballantyne Country Club’s 2026 Membership Packet.

There’s a good chance you’ve heard that buying in Ballantyne Country Club makes you a member of the club, or that “Ballantyne” is one price. It’s true that the club sits in the middle of the neighborhood, and the HOA’s site calls it “the centerpiece of the neighborhood.” But the house, the HOA and the club are three separate bills, and the club is optional. And the house alone runs well above Redfin’s two other Ballantyne neighborhoods: from July through September 2026, the median here was about 2.3 times Ballantyne East’s and 3.4 times Ballantyne West’s.

What This Guide Covers

Is a home here one cost or three?

A home here comes with three costs: the house, the HOA every home belongs to, and the club, which is a separate decision. Ballantyne Country Club is a neighborhood in ZIP 28277, inside Charlotte city limits, built around a private golf and social club that the club’s own website says “was established in 1996.” The neighborhood’s HOA, the Ballantyne Residential Property Owners Association, counts 825 homes on its resident portal, read October 20, 2026.

The Short Answer

In Ballantyne Country Club you’ll budget for the house, the HOA and, only if you join, the club. Per the club’s 2026 Membership Packet, joining costs $10,000 to $75,000 depending on the category, plus $440 to $1,085 a month.

Key numbers, Ballantyne Country Club, Charlotte NC 28277 (sources: Redfin Data Center, Canopy MLS, Mecklenburg County, the BRPOA portal, the club’s 2026 Membership Packet):

  • Median sale price, July through September 2026: $1,517,075 on 10 sales, against $1,491,500 a year earlier (Redfin’s neighborhood boundary)
  • Active listings, July through September 2026: 28, against 12 a year earlier
  • HOA dues on a recent listing (Canopy MLS data as of October 20, 2026): $1,056 twice a year
  • Combined FY 2026-2027 property tax rate inside Charlotte: 0.7857 per $100, about $11,920 a year on the median price
  • Homes in the HOA, per its portal, October 2026: 825
  • Club Full Privilege membership, 2026: $75,000 initiation plus $1,085 a month in dues and capital fee

When someone asks me what Ballantyne Country Club costs, I split the answer into three numbers. The market sets the house price, the association sets the HOA, the club sets its own fees, and they don’t move together. A buyer who never plans to play golf is still buying into a neighborhood built around a course, and the house price reflects that. I’d decide on the house and the HOA first, then treat the club as its own decision.

What do homes in Ballantyne Country Club sell for?

You’d have paid a median $1,517,075 for a house here from July through September 2026, according to the Redfin Data Center file for Redfin’s own boundary for the neighborhood. That was 10 sales. From July through September 2025 the median was $1,491,500, also on 10 sales, so it rose $25,575, or 1.7 percent by Redfin’s figure. With 10 sales per window, one or two closings can swing the median, so you should read it as a level, not a trend.

Price per square foot moved more: Redfin’s median was $348.32, up 8.1 percent from $322.29 a year earlier. The bigger change is supply. Redfin counted 28 active listings in the July through September 2026 window, against 12 a year earlier, so you’ll have more houses to choose from, and months of supply went from 1.2 to 4.2. Median days on market went from 44 to 56. From October 2025 through September 2026, Redfin counted 25 sales inside its boundary.

Data card on ballantyne country club homes in charlotte nc: median sale price $1,517,075 july through september 2026, hoa dues $1,056 twice a year on a recent listing, about $11,920 a year in property tax on the median, 825 homes in the hoa
A $1,517,075 median sale (Redfin Data Center, July through September 2026), $1,056 in HOA dues twice a year (a recent Canopy MLS listing), about $11,920 a year in FY 2026-2027 property tax, and 825 homes in the HOA.

Many homes here are custom built. In my video tour of the neighborhood I call it “a custom build community” with “no tract homes,” and I point out homes from builders like Simonini and Arcadia. Canopy MLS data as of October 20, 2026 puts typical years built at 1996 to 2016 with a median of 1999, typical home sizes at 2,800 to 9,300 square feet with a median of around 4,500, and typical single-family lots at 0.24 to 0.8 acres with a median of 0.44.

If you’re comparing, Redfin’s two other Ballantyne neighborhoods price differently. In the same Redfin window, Ballantyne East’s 22 sales came in at a median of $652,317, down 15.83 percent year over year, while Ballantyne West’s 69 sales put its median at $447,874, down 5.21 percent. This neighborhood was the only one of the three with a higher median than a year earlier. The Ballantyne neighborhoods guide compares the areas, and the Ballantyne community page covers the wider area.

Here’s the tradeoff. More listings and longer days on market give a buyer more room to negotiate than a year ago. But a median build year of 1999 means many of these houses are about 27 years old, and the price buys the lot, the location and the size more than new systems. Budget for roofs, HVAC and windows, and inspect them before you count on them.

Then the HOA shows up

The HOA you’ll pay into is the Ballantyne Residential Property Owners Association (BRPOA), and its resident portal is run on FirstService Residential’s ConnectResident platform. The portal, read October 20, 2026, lists 825 homes and 2 miles of walking trails and says the neighborhood sits “all within the city limits.” It describes a dog park, and says “Both Brem Park and Brick Church Parks have play grounds and sports fields.”

The dues figure you’ll find in public comes from listings. Canopy MLS listing data as of October 20, 2026 shows an HOA fee of $1,056 paid semi-annually on a Nolen Lane home, which works out to $2,112 a year, or $176 a month. A second current listing, on Jockeys Ridge Drive, shows $1,006 semi-annually, so the figure varies from listing to listing. Treat either one as a listing’s figure and confirm the current assessment in the HOA’s resale documents before you close.

Your HOA is not the club. The BRPOA portal describes the club as offering residents golf, tennis, swimming, fitness and dining “through membership,” and the club’s 2026 Membership Packet sets a separate Social initiation fee for “Residents of BCC.” Buying the house doesn’t make you a member. You join by invitation, if you want to, and pay the club’s initiation fee and dues on top of the HOA.

What does Ballantyne Country Club membership cost?

Ballantyne Country Club’s 2026 Membership Packet, which the club gives prospective members, lists three categories. Each one pairs a one-time initiation fee with a monthly bill, and I’d read all three before you decide which fits your family:

  • Full Privilege: $75,000 initiation, $880 monthly dues and a $205 monthly capital fee, for a total of $1,085 a month. It covers golf, racquet, fitness, swimming, dining and social privileges for the family, with tee times booked six days out for the cart fee only and courts booked four days out with no court fees.
  • Racquet Sports: $20,000 initiation, $415 monthly dues and a $115 capital reserve fee, for $530 a month. It covers tennis, pickleball, fitness, swimming, dining and social privileges.
  • Social: $10,000 initiation if you live in Ballantyne Country Club or $15,000 if you don’t, then $350 a month in dues plus $90 toward capital reserves, $440 in all. It covers the pools, the fitness center, dining and the social calendar.

When I walk buyers through these numbers, I count the first year on its own. Over a full first year, the total comes to $88,020 for Full Privilege ($75,000 plus 12 months at $1,085), $26,360 for Racquet Sports and $15,280 for a Social membership at the resident rate. After year one, the ongoing cost is $13,020, $6,360 or $5,280 a year. Buying a home here saves you $5,000 on a Social initiation, and that’s the only resident pricing the packet lists.

The packet also explains how you join. The club enrolls new members through what it calls “Membership by Invitation,” where an Ambassador Member, often a neighbor, presents the invitation and introduces you around the club. If you’re new to the neighborhood, I’d take them up on it: the membership director at (704) 544-1404, extension 409, can set up a visit. Full Privilege members get the club’s Palmer Advantage benefit at no cost, which the packet says adds access to other private clubs and complimentary greens fees at hundreds of golf clubs. Social and Racquet Sports members can add it: the club’s 2026 Palmer Advantage sheet prices it at “$15 per month, plus a one time $100 initiation fee.”

Here’s what the club has, depending on your category. The 18-hole course, per the golf page, “was designed by the legendary Rees Jones,” with five sets of tees and a driving range with over 20 hitting stations. The tennis page lists 7 lighted tennis courts and 4 lighted pickleball courts, and the 2026 packet notes the seven tennis courts are clay, all under new LED lights. The home page describes a 45,000 square foot main clubhouse and four pools, including a slide pool and a splash pad pool. To compare clubs, the guide to country clubs near Charlotte covers the others in South Charlotte.

Ownership matters for how dues get set. Century Golf’s featured clubs page calls Ballantyne Country Club “a member-owned club established in 1996,” and the 2026 packet describes it as an Arnold Palmer Golf managed private club. In a member-owned club, the members’ decisions shape dues and assessments, so ask for the history.

The packet doesn’t cover everything, so before you join, ask the membership office for these in writing:

  • Whether any part of the initiation is refundable or transferable when you sell
  • Any dining minimum or special assessment beyond the dues and capital fee, and the assessment history
  • Whether there’s a wait for the category you want

If the club is part of why you’re looking at Ballantyne Country Club, I’d get the membership office’s numbers before you write an offer, not after closing. A Full Privilege membership adds $1,085 a month, more than six times the $176 a month the HOA works out to, and that’s a cost you’ll carry every month you’re a member. Put the club’s figures next to the house, the HOA and the tax bill, and decide whether the whole package fits. If the club isn’t in the plan, leave it off the budget.

The three costs side by side, with the tax bill

Taxed at the median sale price, a home here would owe about $11,920 a year at the FY 2026-2027 combined rate for homes inside the City of Charlotte. Mecklenburg County’s 2026-2027 tax rate chart lists the county at 0.4927 and the City of Charlotte at 0.2930 per $100 of assessed value, for a combined 0.7857. At that rate, $1,517,075 works out to $11,919.66 a year, about $993 a month.

One thing to know about the price rows: Redfin draws its own boundary for the neighborhood, which may not match the HOA’s 825 homes.

Together, your tax and HOA come to about $14,032 a year on the median sale, roughly $1,169 a month, before the mortgage, insurance and any club. The tax rate also moved this year. The same chart shows a combined rate of 0.7668 for the prior year, so on the same $1,517,075 assessment you’d pay about $287 more a year.

One caution: your bill is figured on the county’s assessed value, not your price, so a given home can land above or below the example. For how Mecklenburg County figures the bill, the Ballantyne property tax guide walks through it, and the South Charlotte market data page tracks prices across the area each month.

Where is the neighborhood, and which golf course is it?

You reach the club from Johnston Road (US 521), just south of I-485 (Charlotte’s outer beltway). The club’s directions page says to “Take I-485 to exit 61 at Johnston Road,” then turn in at the stone entrance at Ballantyne Crossing Avenue. The club’s address is 11120 Ballantyne Crossing Avenue, Charlotte, NC 28277, and Mecklenburg County’s jurisdiction map places it, and the homes around it, inside the City of Charlotte.

In free-flowing traffic (OpenStreetMap routing), here’s how far you are from the club: Uptown Charlotte (600 S Tryon Street) is about 25 minutes and 16.4 miles, Charlotte Douglas International Airport is about 30 to 34 minutes and roughly 16 miles, and The Bowl at Ballantyne, in Ballantyne Corporate Park, is 1.2 miles, roughly 3 minutes. Rush hour adds to the Uptown and airport times.

If you search for Ballantyne golf, you’ll also turn up a second course with the name, the resort course at the Ballantyne hotel, and it isn’t this one. In 1999 The Bissell Companies hired the architecture firm LS3P to design the hotel and its resort clubhouse, and LS3P’s portfolio describes that resort’s 18-hole course as running “through Ballantyne Corporate Business Park.” The club’s Rees Jones course is a separate course on a separate tract: Wikipedia’s Ballantyne entry says Crescent Resources had purchased the 610 acres that became the club and its homes.

Ballantyne Country Club isn’t the only golf community close by. Providence Country Club sits off Providence Road, and Piper Glen sits near Rea Road, and I’ve broken out both the same way. To see how all three compare with the rest of the city, I put 16 Charlotte neighborhoods side by side.

The video tour below includes a custom home on the 13th fairway. Its sales figures cover a different period or boundary than the Redfin numbers above, so they won’t match exactly.

Ballantyne Country Club: What It Costs to Live Here. A tour of the community and a custom home on the 13th fairway, covering the club’s history, the Rees Jones course, custom builders, lot sizes and recent sales.

Which schools serve the neighborhood?

If you’re buying here, Mecklenburg County’s CMS elementary boundary layer and CMS high school boundary layer, read October 20, 2026, place the neighborhood in the zones for Ballantyne Elementary and Ardrey Kell High, both Charlotte-Mecklenburg Schools (CMS), and listing pages name the same two. GreatSchools rates Ballantyne Elementary 8 out of 10 and Ardrey Kell High 9 out of 10.

Middle school is where you’ll see the sources disagree. The county’s CMS middle school boundary layer places the neighborhood in the zone for Cato Ridge Middle, on Camp Verde Lane, which GreatSchools has not yet rated. Listing pages built from MLS data name Community House Middle, which is rated 10 out of 10 by GreatSchools.

School assignment is set by address, not neighborhood name, so confirm the exact address with Charlotte-Mecklenburg Schools before you count on any school here. The Ballantyne school zones guide covers the rest of the area, and the Charlotte schools overview compares the district’s schools by rating.
