How much do homes in Providence Country Club in Charlotte cost? Homes in the Providence Country Club community itself sold at a $1,375,000 median on five recorded sales from July 1 through September 30, 2026, while Redfin’s much broader “Providence Country Club” area showed a $636,322 median on 31 sales in the same three months, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, from Mecklenburg County’s recorded sales and Redfin’s Data Center, read October 20, 2026.
If you searched for Providence Country Club homes, there’s a good chance you found portals and the county that don’t agree, and you decided one of them had its data wrong. It’s true that the numbers disagree, by a wide margin: Redfin’s area median of $636,322 against a county-recorded $1,375,000. Neither one is wrong, though. They’re measuring different patches of south Charlotte under the same name.

Why do Providence Country Club Charlotte home prices disagree so much?
Providence Country Club prices disagree because each source draws its own line around the name. Redfin’s Data Center reports a $636,322 median sale price on 31 sales for its “Providence Country Club” neighborhood from July through September 2026, inside a boundary Redfin draws for itself. Mecklenburg County’s records for the parcels its assessor files under “Providence Country Club” (assessor neighborhood W940) show five recorded sales in the same three months, from $1,225,000 to $1,495,000, with a median of $1,375,000.
The Short Answer
Providence Country Club is a McConnell Golf private club and a community of roughly 580 to 650 homes in ZIP 28277, inside the City of Charlotte. Recorded sales in the club community ran about twice the median for Redfin’s wider “Providence Country Club” area from July through September 2026, and if you want the club, membership is a separate purchase made through the club. Figures are from Mecklenburg County, Redfin’s Data Center and the club, read October 20, 2026.
Key numbers, Providence Country Club, Charlotte NC, July through September 2026 unless noted (sources: Mecklenburg County, Redfin Data Center, providencecc.com, pcchoa.com):
- County-recorded median sale in the club community: $1,375,000 on 5 sales (the 2025 quarter: $1,375,000 on 7)
- Redfin’s broader “Providence Country Club” area: $636,322 median on 31 sales (versus $730,000 on 23 in 2025)
- Homes: 650 per the HOA, 583 single-family units in the county subdivision record
- Median year built: 1994, from the county’s 2026 parcel records
- FY 2026-2027 property tax rate inside Charlotte: $0.7857 per $100 of assessed value
- Club initiation fee and dues: not published by the club
What the gap changes for you is the budget. A buyer who plans around Redfin’s median and then tours homes inside the club community is looking at prices a little more than twice as high: $1,375,000 is about 2.16 times $636,322. Even the county’s 2026 median assessed value for the community’s single-family lots, $986,400, sits above Redfin’s median sale price for its whole area.
When two medians for the same neighborhood don’t agree, the first thing I check is which map each one used. A county figure for the club community and a portal’s neighborhood figure can both be correct and still describe different streets. Before you set a budget here, I’d pull the recorded sales for the section of the community you like and the assessed value on the parcel itself, because a five-sale median is only a place to start.

So what does each Providence Country Club number describe?
Each Providence Country Club figure you’ll see comes from a different record, and knowing which one you’re reading tells you how far to trust it. The county figures come from Mecklenburg County’s tax parcel records for assessor neighborhood W940, read October 20, 2026. The Redfin figures come from Redfin’s Data Center neighborhood file, last updated October 7, 2026, covering the third quarter of 2026 and of 2025.
| Measure | Redfin area, 2026 | Redfin area, 2025 | County-recorded club community, 2026 | County-recorded club community, 2025 |
|---|---|---|---|---|
| Sales | 31 | 23 | 5 | 7 |
| Median sale price | $636,322 | $730,000 | $1,375,000 | $1,375,000 |
Where these numbers come from, so you can weigh them: the county record logs each parcel’s most recent sale price and date, and the figures here count sales over $100,000. Because it keeps only the latest sale on a parcel, a house that sold twice appears once, and one of the five July through September 2026 sales, at $1,225,000, carries a sale-validity code in the county file that the other four don’t. Redfin counts closed sales inside its own neighborhood line. Five sales is a thin sample, and seven isn’t much thicker, so don’t read either median as your price.
If you want a steadier read, use a longer window. Mecklenburg County recorded 24 sales in W940 from October 1, 2025 through September 30, 2026, ranging from $950,000 to $2,225,000, with a median of $1,320,500.
Over the same year, Redfin’s broader area moved differently. Comparing July through September 2025 with the same months of 2026, Redfin’s figures went from 23 sales to 31, from a $730,000 median to $636,322 (12.83 percent lower), from 35 to 52 median days on market, from 48 to 83 active listings and from 2.8 to 4.7 months of supply. The county-recorded median for the club community was $1,375,000 in both windows. The wider area softened. The club-community sales didn’t show it, though five and seven sales are too few to call a trend either way.
So what are you looking at in the bigger area? Redfin’s file doesn’t say. The county’s map shows other subdivisions sharing the club community’s boundary, among them Glyndebourne, Vanderbilt at Providence, Hunters Gate at Landen and Fairway Row, and a portal can fold streets like these under the club’s name. For the wider picture, our South Charlotte market data page and the Ballantyne housing market guide cover the surrounding area.
What are the homes in Providence Country Club like?
Providence Country Club is a private golf club and a residential community of roughly 580 to 650 homes in ZIP 28277, inside the City of Charlotte in south Mecklenburg County. The count you get depends on the source. The Providence Country Club HOA says 650 homes. The county’s subdivision record lists 583 single-family units, and the county’s 2026 parcel records count 579 single-family lots in W940, 283 of them coded as golf lots.
This is a 1990s community, and that shapes what you’ll be buying. Mecklenburg County’s 2026 parcel records list build years for 575 homes, from 1988 to 2021, with a median of 1994. Of those, 438 were built from 1990 through 1999, 109 before 1990 and 28 in 2000 or later. The median heated area is 3,959 square feet, and homes run from 2,527 to 8,297. A 1994 house is 32 years old, so its price turns on roofs, systems and kitchens, and how many a previous owner has already redone.
The golf lots are the other split. The county codes 283 of the 579 single-family lots as golf lots, about half. Compare two listings on that line first, then on age and updates.
You won’t find a gate in the county’s records: its street layer classifies every internal street as public, apart from Camargo Court and Lower Shoal Creek Court, and records no barriers. Ardrey Kell Road (a main east-west road across south Charlotte) and Tom Short Road run along the community’s edges. The neighborhood has been inside Charlotte’s city limits since an annexation that took effect June 30, 1997.
The HOA’s site places the community near Providence Road (NC-16, the main route from Waxhaw north into Charlotte) and I-485 (Charlotte’s outer beltway), and close to the Waverly and Rea Farms developments. It doesn’t publish its dues. Ask the listing agent for the current HOA assessment and what it covers before you write an offer.
Here’s the tradeoff in plain terms. You get an established community, built out mostly in the 1990s, with a finished street plan. You also get homes that are, at the median, three decades old, and the pools, courts and course that carry the name belong to the club, not to the HOA. Owning the house doesn’t hand you any of them.
Do you have to join Providence Country Club to live there?
Owning a home in Providence Country Club and joining the club are separate decisions: the Providence Country Club HOA says “Residents can explore membership options directly with the club.” The club’s membership page, checked October 20, 2026, publishes no initiation fee and no dues. It offers an inquiry form instead, so the cost comes from the club’s membership office.
The categories are listed. Golf memberships come as Full Golf, Junior Golf and Corporate Golf, and non-golf memberships as Tennis and Clubhouse. According to the club, golf memberships include the full club, with tennis, the pool, dining and social activities, and every membership covers dependents up to age 25. The page also lists reciprocal access to McConnell Golf managed facilities and a three-word line worth asking about: “No operating assessments.”
McConnell Golf owns this club, so ask the membership office to confirm in writing what that line covers. Third-party sites post initiation estimates for Providence, and the estimates don’t agree with each other, which is the best argument for getting the figure from the club itself.
What membership buys is listed on the club’s own pages. The tennis page lists eight Har-Tru, four Hydro-Blend and two hard courts, 10 of them lighted, plus four pickleball courts. The aquatics page describes a 10-lane competition pool, a slide pool with two flumes and a zero-entry pool. Dining runs through Table 16, Preston’s and the Turnhouse patio, in a Georgian clubhouse with a ballroom.
To compare Providence with other clubs on this side of town, see our guide to country clubs near Charlotte NC.
If the club is part of why you’re looking here, I’d ask the membership office three things before you write an offer: the current initiation fee for the category you want, the monthly dues, and what “no operating assessments” covers, in writing. Then I’d budget the dues beside the tax and HOA figures.

Book a 15-minute call →Who owns Providence Country Club?
McConnell Golf owns Providence Country Club. The club’s own site calls itself “A McConnell Golf Property,” and the HOA’s site says the club is “owned by McConnell Golf.” A March 20, 2018 post on the club’s blog says Raleigh-based McConnell Golf bought Providence in early 2016 and had invested more than $5 million in capital improvements by then. The club’s about page puts McConnell’s portfolio at 17 properties across North Carolina, South Carolina, Tennessee and Virginia.
The club itself is older than that sale. Providence Country Club was established in 1989, around a course designed by Dan Maples. The golf page says the original Maples layout was redesigned by Mike Gleason, and the 2018 blog post dates Gleason’s changes to 2006. Architect Kris Spence then renovated the course in 2018, a $3.2 million project on the bunkers, the irrigation and a switch of the greens to Champion Bermuda.
If you play, the course runs 7,021 yards at par 72, with five par 5s, five par 3s and eight par 4s, plus a full swing driving range and two short-game areas. The club says the course made the North Carolina Golf Panel’s Top 100 list in 2023. Since joining McConnell, the club says, the clubhouse has had $1.3 million in upgrades, including a new fitness center.
What are property taxes in Providence Country Club Charlotte?
Homes in Providence Country Club pay Charlotte’s combined FY 2026-2027 rate of $0.7857 per $100 of assessed value, per Mecklenburg County’s 2026-2027 tax rate chart. That’s the county’s $0.4927 plus the City of Charlotte’s $0.2930. The county’s map shows no Municipal Service District at the club, so there’s no extra district line on top.
Your bill is figured on the county’s assessed value, not your sale price, and the median 2026 assessed value across the 579 single-family lots in W940 is $986,400. At $0.7857, that’s $7,750.14 a year, or about $645.85 a month in escrow.
If you budget off a sale price instead, the median you pick swings the answer. Applied to the county-recorded $1,375,000 club-community median, the rate comes to about $10,803 a year ($10,803.38); applied to Redfin’s $636,322 median for its wider area, it’s about $5,000 ($4,999.58), a figure that mostly reflects homes outside the club community. Plan with the parcel’s own assessed value. For more on how the Mecklenburg rate stacks up nearby, see our guide to Ballantyne NC property taxes.
Where is Providence Country Club, and how long are the drives?
Providence Country Club sits at 6001 Providence Country Club Drive in Charlotte’s ZIP 28277, south of I-485 near Ballantyne, inside the City of Charlotte. Drive times from the clubhouse with no traffic, measured October 20, 2026, run 5.3 minutes (1.5 miles) to Waverly, 7.3 minutes (2.3 miles) to Blakeney, 13.7 minutes (7.7 miles) to Ballantyne Corporate Place (an office park in Ballantyne), 27.6 minutes (14.8 miles) to Uptown Charlotte and 36.6 minutes (20.5 miles) to the Charlotte Douglas airport terminal.
Read those as the best case. If you’re in the office a day or two a week, the Uptown drive is an occasional cost rather than a daily one.
Run Providence Country Club through three of those questions and it sorts quickly. Ballantyne Corporate Place is under 15 minutes away in free-flow. The home style is 1990s, with a median build year of 1994 and about half the lots coded as golf lots. The budget is the county-recorded $1,320,500 median over the past year, plus a club bill if you join. Weighing communities north of I-485 along Providence Road too? Our Providence Plantation guide covers one of them.
If you’re weighing other golf communities in South Charlotte, I’ve covered Ballantyne Country Club’s home prices, HOA and 2026 club fees and Piper Glen and TPC Piper Glen the same way, and my comparison of 16 Charlotte neighborhoods shows where all three fall in the city.
What schools serve Providence Country Club?
Providence Country Club falls within the Charlotte-Mecklenburg Schools attendance boundaries for Polo Ridge Elementary, Jay M. Robinson Middle and Ardrey Kell High, according to Mecklenburg County’s GIS school district layers, read October 20, 2026. Only one district at each level crosses the community’s boundary. The county’s layer doesn’t state a school year, so confirm the exact address with the CMS school locator for the year you’ll enroll.
GreatSchools gives Polo Ridge Elementary a 9 out of 10. Jay M. Robinson Middle is rated 10 out of 10 by GreatSchools, and Ardrey Kell High carries a GreatSchools rating of 9 out of 10, all read October 20, 2026. Assignment is set by address, so check it on the house rather than the neighborhood name. Our Ballantyne school zones guide explains how the lookup works, and the Charlotte schools guide covers the wider district.
