Is Fort Mill SC a Good Place to Live? The Tradeoffs to Weigh

Published November 7, 2026

Is Fort Mill SC a good place to live? Yes, for a buyer who wants a newer house about 28 minutes from Uptown Charlotte without traffic and can live with fast growth and a higher price to get in: homes in Fort Mill sold for a median $549,738 from July through September 2026, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, using Redfin Data Center figures. The town grew 57.7% between April 2020 and July 2025, in U.S. Census Bureau estimates.

There’s a good chance Fort Mill is on your list because someone told you South Carolina is where you go for lower property taxes. It’s true that South Carolina taxes a primary home on 4% of its value instead of 6%, and that rule does a lot of work. What may surprise you is that inside the Fort Mill town limits, a $500,000 primary home still carried a bigger tax bill than the same value inside Charlotte, and the answer changes again just outside the town line. Below are the numbers on that, plus growth, prices, the drive and the ZIP codes, so you can decide whether Fort Mill fits your move.

What This Guide Covers

Is Fort Mill SC a good place to live?

Yes, if you go in knowing what you’re trading. Fort Mill is a town of 38,673 people in York County, South Carolina, according to the U.S. Census Bureau’s July 1, 2025 estimate, just across the state line from Charlotte’s south side. You get newer housing (the median home in town was built in 2011, in the Census Bureau’s 2020-2024 American Community Survey), a drive of about 18 miles to Uptown (downtown Charlotte), and a school district that assigns students by address. You give up a slow pace of change, and you pay more to get in than you would in Charlotte.

The Short Answer

If you want a newer house about 28 minutes from Uptown without traffic and you’re ready for a town that’s still adding people fast, Fort Mill earns a hard look. If you’re choosing it mainly for lower taxes, check the parcel first: inside the town limits, a primary home can pay more than the same value in Charlotte. Sales cover July through September 2026 (Redfin); Fort Mill tax figures use York County’s 2025 rates as published by the SC Association of Counties, and Charlotte’s use Mecklenburg County’s 2026-2027 rates.

Key numbers, Fort Mill SC (sources: Redfin Data Center, U.S. Census Bureau, SC Association of Counties):

  • Median sale price, July to September 2026: $549,738, down 0.5% from a year earlier
  • Median sale price per square foot: $234.55 (Charlotte: $236.68)
  • Population: 24,517 in April 2020, 38,673 by July 2025, up 57.7%
  • Tax on a $500,000 primary home inside town, 2025 rates: about $4,744 (inside Charlotte, 2026-2027 rates: about $3,928.50)
  • Median household income, 2020-2024: $121,823 (York County: $89,095)

If you’re looking at Fort Mill for the lower taxes, the first thing I’d check is whether the house sits inside the town limits. On a $500,000 primary home, the 2025 county, town and school bond rates came to about $4,744 inside Fort Mill, against about $3,928.50 at Charlotte’s 2026-2027 combined rate. Move the same house outside the town line but still in the Fort Mill school district and the 2025 rates come to about $3,312, before any fire district levy. The South Carolina savings are there, but they depend on the parcel, so I’d rather you know which side of that line you’re on before you write an offer.

How fast is Fort Mill growing?

Faster than any other South Carolina city or town of 20,000 or more. The Census Bureau’s April 1, 2020 estimates base put Fort Mill at 24,517 people, and it estimated 38,673 by July 1, 2025, an increase of 57.7% in a little over five years, according to its City and Town Population Totals. Of the 28 South Carolina cities and towns with at least 20,000 residents in that 2025 estimate, none grew faster since 2020; Moncks Corner came closest at 54.8%. Charlotte grew 10.3% over the same stretch.

The last year alone added 2,466 people, from 36,207 to 38,673. Growth at that pace shows up in what you’ll tour. The median Fort Mill home was built in 2011, against 2000 across York County and 1995 in Charlotte, in the 2020-2024 American Community Survey. By that median, half of the homes in town were built in 2011 or later.

York County has already put a price on that growth. In April 2025, York County Council gave final approval to a school impact fee of $29,640 for each new single-family detached home and $20,796 for each multifamily unit in the Fort Mill School District, WRHI reported, with the fees meant to fund future school facility needs driven by residential growth in the district. If you’re buying new construction there, ask the builder whether that fee is already folded into the base price.

Growth is a plus if you want a newer house and more going on nearby. It’s a cost if you want a town that has stopped changing. Decide which one you are before you tour.

Are property taxes lower in Fort Mill than in Charlotte?

Not inside the town limits, even on a primary home, which gets South Carolina’s lower assessment. South Carolina taxes a legal residence on an assessment equal to 4% of its fair market value under Section 12-43-220 of the state code, and under Section 12-37-220 that home is exempt from school operating taxes, though not from school debt. Other real property, including a second home or a rental, is assessed at 6%. The lower ratio isn’t automatic, either: the code says it doesn’t apply unless you, as the owner, apply for it before the first penalty date for the tax year.

Here’s the math on a $500,000 primary home, using the 2025 rates the South Carolina Association of Counties published for York County: the county’s 68.2 mills, the Town of Fort Mill’s 83.0 and the Fort Mill school district’s 86.0 mills for bonds. On a 4% assessment of $20,000, those 237.2 mills come to about $4,744 a year. Inside Charlotte, Mecklenburg County’s 2026-2027 tax rate chart puts the combined county and city rate at 78.57 cents per $100 of value, or about $3,928.50 on the same $500,000. That’s about $815 a year more in Fort Mill. The two figures cover different tax years (York County’s 2025 rates against Mecklenburg’s 2026-2027), so read the gap as a size rather than a bill.

The town side is going up, too. A town ordinance on the September 28, 2026 council agenda sets 87.0 mills for the 2026 tax period, up from 83.0, which would add $80 on that house.

Now suppose you buy the same house outside the town limits but still in the Fort Mill school district. The town’s 83.0 mills drop off, and York County’s unincorporated rates for rural fire (6.6 mills) and solid waste (4.8 mills) come on, for 165.6 mills and about $3,312 a year at 2025 rates. That’s about $617 below the Charlotte figure, before any fire district levy; the Association’s report averages 6.0 mills across seven York County fire districts, about $120 on that house.

The biggest swing is the 6% ratio. Keep the $500,000 house inside the town but as a second home or rental, and the assessment rises to $30,000 while the school operating millage comes back: 573.8 mills, or about $17,214 a year at 2025 rates. If you’re moving here, file for the 4% ratio as soon as you’re eligible; on that house inside the town, it’s worth about $12,470 a year.

Yearly property tax on a $500,000 home in fort mill sc: about $4,744 as a primary home inside the town limits, $3,928. 50 inside charlotte, $3,312 outside the town limits in the fort mill school district before any fire district levy, and $17,214 as a second home inside town
Yearly property tax on a $500,000 home: Fort Mill figures at York County’s 2025 rates (SC Association of Counties), Charlotte at Mecklenburg County’s 2026-2027 rate.

What does a house in Fort Mill cost?

A typical Fort Mill house sold for $549,738 from July through September 2026, according to Redfin’s Data Center, 0.5% below the same three months of 2025. That’s $129,938 above Charlotte’s median of $419,800 over the same window. Per square foot, though, Fort Mill sold for $234.55 and Charlotte for $236.68, so the bigger number appears to be buying more house rather than a higher price per foot.

Tega Cay, Fort Mill’s neighbor in York County, came in close at $544,741. Rock Hill, also in York County, sold for a median $322,346. Homes took a median 62 days to sell in Fort Mill, against 58 in Charlotte, and 155 Fort Mill homes sold in those three months.

Median days on market62586358

What the money buys is newer and mostly owned. The median home in Fort Mill was built in 2011, and about 83% of occupied homes in town are owner-occupied, against about 51% in Charlotte, in the 2020-2024 American Community Survey.

Before you write an offer on a Fort Mill house, I’d check three things on the parcel itself. Whether it’s inside the town limits, because that line decides whether the town’s millage is on your bill. Which schools York County’s school locator assigns to that exact address, since the Fort Mill School District assigns by attendance boundary. And whether you can file for the 4% legal residence ratio from the start, because on a $500,000 house inside the town limits the 6% ratio costs about $12,470 more a year at 2025 rates.

How far is Fort Mill from Charlotte?

About 18 miles from Fort Mill’s town hall to Uptown, roughly 28 minutes with no traffic, by the OSRM routing engine’s free-flow estimate. Ballantyne, in south Charlotte, is about 9 miles and 17 minutes, and Charlotte Douglas International Airport is about 17 miles and 34 minutes. Rush hour on I-77 (the interstate running from Fort Mill north to Uptown Charlotte) will stretch those times, so drive the route at the hour you’d actually leave before you commit.

How often you make that drive matters as much as how long it takes. In the 2020-2024 American Community Survey, 27.5% of Fort Mill workers worked from home, against 17.5% across York County and 28.8% in Charlotte. Fort Mill workers who did commute averaged 26.3 minutes to work.

What do incomes and ZIP codes tell you about Fort Mill?

What is the median household income in Fort Mill SC? The median household income in Fort Mill was $121,823 in the 2020-2024 American Community Survey, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, using Census Bureau figures published through Census Reporter. That compares with $89,095 for York County, $69,324 for South Carolina and $82,068 for Charlotte. The median home value in the same survey was $487,500 in Fort Mill, against $361,300 in York County and $385,700 in Charlotte.

The ZIP code is where buyers get tripped up. In the Census Bureau’s 2020 ZIP code relationship file, about 91% of the Town of Fort Mill’s land is in 29715 and about 9% is in 29708. But only about 51% of 29715’s land is inside the town, so a 29715 address can sit on either side of the town line. 29708 is shared too: about 24% of its land is in the City of Tega Cay, and most of it sits outside Fort Mill. Our Fort Mill ZIP code guide covers which addresses are in the town limits, and the rule is the same in every case: check the parcel, not the mailing address.

That line is what the tax section above turns on. A house outside the town limits but in the Fort Mill school district came to about $3,312 at 2025 rates on a $500,000 primary home before any fire district levy, against about $4,744 inside, so two houses with the same ZIP code can carry bills about $1,432 apart.

Schools and water: check both by address

The Fort Mill School District assigns students by attendance boundary. In the district’s words, “Students are required to attend a specific school based on which geographic boundary their residence resides,” and it points anyone checking an address to York County’s online school locator. Look up the exact house rather than the neighborhood name before you count on a school.

Water and sewer work the same way. The town’s Utilities Department handles water, sewer and stormwater for the Town of Fort Mill and also serves some areas outside the town limits, while Springview Meadows, Carolina Orchards, Anniston Chase and the Springfield subdivisions are served by York County Utilities, according to the town. Ask which provider serves the house, because that decides who bills you and at what rates.

When is Fort Mill the wrong fit?

If the main reason you’re looking is a lower tax bill on a primary home inside town, the math above says to compare carefully; a Fort Mill address outside the limits, or a different town, may serve that goal better. Our Fort Mill vs Indian Trail cost comparison runs the same house across the state line.

If you want a place that has finished growing, a town that added 57.7% in about five years isn’t it. And if your budget sits closer to Charlotte’s median than Fort Mill’s, the $129,938 gap is real money, even though per square foot the two are nearly even.

If none of those is a dealbreaker, Fort Mill gives you newer houses, about 17 minutes to Ballantyne and a half hour to Uptown without traffic. Before you tour, look up the address in York County’s school locator, then compare it against the other towns on our South Charlotte communities hub.
