Charlotte NC Cost of Living: Does South Charlotte Cost More?

October 19, 2026

Charlotte NC cost of living: does South Charlotte cost more? It costs more to buy into and often less to own: the Charlotte metro’s price level is 97.348 against a U.S. average of 100, the median home in the city of Charlotte is valued at $385,700 against $824,100 in Weddington, and a house inside Charlotte is taxed at 78.57 cents per $100 against a 43.42 cent county rate in Union County, according to Steve Jarrell, Team Lead of The Longleaf Group at eXp Realty, citing the Bureau of Economic Analysis Regional Price Parities for 2024, the Census Bureau’s 2020-2024 American Community Survey and the Mecklenburg and Union County tax rate sheets for fiscal year 2026-2027.

There’s a good chance a cost of living calculator has already told you Charlotte is cheap. It’s true that the metro as a whole prices a little under the national average. What the calculator leaves out is that “Charlotte” covers two states, four counties and a dozen towns with home values from about $295,000 to more than $900,000. This guide covers what the metro costs, where the towns south of the city sit, and why the house that costs more to buy can cost less to keep. I live in Weddington, and every figure below carries its source and its date.

What This Guide Covers

Is the Charlotte NC cost of living high?

Not by the national yardstick, and yes if you measure it against what you’ll pay for the house. The Bureau of Economic Analysis puts the Charlotte-Concord-Gastonia metro’s Regional Price Parity at 97.348 for 2024, the latest year published, meaning goods, services and rents across the metro ran about 2.65 percent below the U.S. average. It is the government’s version of the score you see on calculator sites, and you can read it on the FRED series for the Charlotte metro, last updated February 20, 2026.

The Short Answer

The Charlotte metro prices about 2.65 percent below the U.S. average on the Bureau of Economic Analysis index for 2024, while the city’s median home value sits about 16 percent above the national median on the Census Bureau’s 2020-2024 survey. Most of the towns south of the city cost more to buy and, across the county line, less to tax.

Key numbers, Charlotte metro and South Charlotte, 2024 to 2026 (sources: BEA, Census ACS, Redfin Data Center, MIT, Mecklenburg and Union County, NCDOR):

  • Metro price level: 97.348 against a U.S. average of 100 (BEA, 2024)
  • Median home value: $385,700 in the city of Charlotte, $332,700 nationally, $824,100 in Weddington (Census ACS 2020-2024)
  • Charlotte median sale price: $419,800, July 1 to September 30, 2026 (Redfin Data Center)
  • Living wage for one adult: $24.19 an hour, which MIT puts at $50,323 a year before taxes (updated February 15, 2026)
  • Property tax: 78.57 cents per $100 inside Charlotte, 43.42 cents county rate in Union County, fiscal year 2026-2027
  • Sales tax: 8.25 percent in Mecklenburg County since July 1, 2026, 6.75 percent in Union County (NCDOR)

The Census Bureau’s 2020-2024 American Community Survey puts Charlotte’s median household income at $82,068, against $80,734 for the country, about 1.7 percent higher. Its median owner-occupied home is valued at $385,700, against $332,700 nationally, about 16 percent higher. Median gross rent runs ahead too, $1,612 a month in the city against $1,413 nationwide. So your paycheck buys slightly more here on everyday spending and noticeably less on the roof over your head.

Two more figures put “expensive” in plain terms. Redfin’s Data Center reports a median sale price of $419,800 in the city of Charlotte for July 1 to September 30, 2026, down 1.22 percent from a year earlier. And MIT’s Living Wage Calculator, updated February 15, 2026, puts the wage one adult living alone needs to cover basic needs in the Charlotte metro at $24.19 an hour, or $50,323 a year before taxes on MIT’s own annual figure. That is a floor, not a comfortable budget, and it includes no mortgage on a $419,800 house.

When a buyer tells me a cost of living calculator says Charlotte is cheap, I ask which Charlotte they mean. The metro price level sits about 2.65 percent under the national average, and that figure is real, but it averages Uptown apartments with Union County acreage. The towns most relocating buyers end up touring carry Census median home values from about $385,000 to more than $900,000, and the calculator never says so. Start from the town, not the metro, and the number you budget to will land a lot closer to the one you sign.

Which taxes change the most when you move here?

Income tax changes the least and property tax changes the most, and the line that moves it is often a county line, not just the state line you may be expecting. Three taxes do most of the work in your Charlotte budget, each set by a different government, so the same house can carry three different answers depending on which side of a line it sits.

Income tax is the easy one for you. North Carolina charges a flat 3.99 percent on taxable income for 2026, down from 4.25 percent in 2025, according to the North Carolina Department of Revenue, which notes that additional rate changes may apply from 2027 based on rate reduction triggers. South Carolina rewrote its schedule for 2026: the South Carolina Department of Revenue now taxes the first $30,000 of income at 1.99 percent and, from $30,000 up, computes the tax as 5.21 percent of the whole amount minus $966, which works out to 5.21 percent on everything above $30,000, and it starts the math from federal adjusted gross income rather than federal taxable income.

On $100,000 of taxable income, the North Carolina bill is $3,990 and the South Carolina schedule works out to $4,244. The two states define taxable income differently, so treat that as rate math rather than a filed return, but the direction holds: North Carolina is the lower income tax state, and the gap is a few hundred dollars at that income, not thousands.

Property tax is where the map matters to you. Mecklenburg County’s rate for fiscal year 2026-2027 is 49.27 cents per $100 of assessed value, and a house inside the city of Charlotte adds the city’s 29.30 cents for a combined 78.57 cents, both read from the county’s FY 2026-2027 jurisdiction tax rate chart. Inside the Town of Matthews the combined rate is 77.22 cents, and inside Mint Hill it is 71.77 cents.

Cross into Union County and the county charges 43.42 cents per $100 for 2026-2027, made up of five funds on the county’s published rate sheet, with each town adding its own rate: 29.00 cents in Waxhaw, 17.00 in Indian Trail, 5.63 in Marvin, 3.50 in Weddington and 2.25 in Wesley Chapel, before fire district fees.

Run those on Charlotte’s $419,800 median sale price and your spread is wide: about $3,298 a year inside Charlotte, $3,040 inside Waxhaw, $2,536 inside Indian Trail, $1,970 inside Weddington and $1,823 on unincorporated Union County land. A Weddington address saves you roughly $1,329 a year against a Charlotte one on the same value.

Across the state line, South Carolina assesses an owner-occupied legal residence at 4 percent of market value and other real property at 6 percent under Section 12-43-220 of the state code, and the mechanics are different enough that they get their own posts: see what Fort Mill and Tega Cay buyers pay in York County and the 4 percent exemption Indian Land buyers miss.

Sales tax changed mid-year. Effective July 1, 2026, Mecklenburg County levied an additional 1 percent local sales tax, taking the combined rate inside the county to 8.25 percent including its half-percent transit tax, per the NCDOR current rate table. Union County stays at 6.75 percent. On $10,000 of your taxable purchases that is $825 against $675, a $150 difference. In South Carolina, York County’s combined rate is 7 percent and Lancaster County’s is 8 percent, per the SCDOR local tax designation effective May 1, 2026. The full state-against-state picture lives in our NC vs SC taxes comparison.

Where South Charlotte sits, town by town

Above the city on income and home value in nearly every town, and well above it in the three towns you picture when someone says South Charlotte. The Census Bureau’s 2020-2024 American Community Survey puts Union County at $102,900 on median household income and $417,300 on median home value: about 18 percent higher on income than Mecklenburg County’s $87,005, and only about 2.6 percent higher on home value than Mecklenburg’s $406,800. The towns pull further apart than the counties do.

Read the table top to bottom and you see a staircase. Marvin, Weddington and Waxhaw carry home values from $549,400 to $906,000, which is 1.4 to 2.3 times the city of Charlotte’s $385,700, and Weddington’s median household income of $190,766 is about 2.2 times Mecklenburg County’s $87,005.

Below them you find Ballantyne and Wesley Chapel around $535,000 to $560,000, then the South Carolina towns, Tega Cay, Fort Mill, Lake Wylie and Indian Land, between about $470,000 and $530,000, and the older Mecklenburg towns of Matthews and Mint Hill in the low to mid $400,000s. Only Indian Trail at $385,000, Monroe at $309,100 and Rock Hill at $295,100 sit at or below Charlotte.

The three numbers that decide a South Charlotte budget: the metro price level, the home value gap between the city and Weddington, and the property and sales tax rates on each side of the Union County line. Sources: BEA (2024), Census ACS 2020-2024, Mecklenburg and Union County fiscal year 2026-2027 rate sheets, NCDOR.

Two cautions before you lean on the table. The Census figures are a five-year average, so they lag what a house sells for today: Redfin shows Charlotte’s median sale price at $419,800 for July to September 2026 against the Census value of $385,700, and the towns lag the same way. And rents follow a gentler slope: median gross rent is $1,627 a month in Mecklenburg County, $1,496 in Union County, $1,387 in York County and $959 in Lancaster County on the same survey, so renting for a year while you decide also costs less outside Mecklenburg County, and least in Lancaster County.

Why the price to buy and the cost to own pull apart

Because the same county line that raises the price lowers the tax, and if you only look at one side of that trade you pick the wrong town. Weddington’s median home value of $824,100 is more than double Charlotte’s $385,700, which reads as the expensive choice. Its property tax rate is 46.92 cents per $100 against Charlotte’s 78.57, which looks like the bargain. Both are true at once, so run a real house through both rates.

Take a $700,000 house. Inside Charlotte, at 78.57 cents, your county and city bill is about $5,500 a year. Inside Weddington, at 46.92 cents, it is about $3,284. Inside Waxhaw, where the town adds 29 cents to the county’s 43.42, it is about $5,069. Over ten years the Weddington house carries roughly $22,000 less in property tax than the same value inside Charlotte, before fire and solid waste fees and the well-and-septic questions of a Union County lot. That matters, and it never erases a $300,000 gap in purchase price. It changes which $700,000 house you buy, not whether you can afford $700,000.

Cost of Living in Charlotte NC vs South Carolina. Steve compares Mecklenburg, York and Union County housing, rent, property tax and utilities against the national averages; his rates are from 2025 and the current ones are above.

The state line works the other way. Fort Mill and Indian Land price below Weddington and Waxhaw on the Census table, and South Carolina assesses an owner-occupied legal residence at 4 percent of market value before the millage is applied, so the property tax bill on a comparable house is usually lower still. What it gives back on the house it takes partly on the paycheck, where its 5.21 percent top rate sits above North Carolina’s flat 3.99 percent, and in Lancaster County’s 8 percent sales tax. Which side wins depends on your income and your price, not on the state.

One more cost sits outside every tax table. A 3.5 cent town rate like Weddington’s funds a small town government, and what Weddington does without in parks, shopping and sidewalks is the other half of that trade. If you want an acre and a quiet road, the low rate comes with it.

Before you pick a side of the county line on tax alone, I’d run the whole year, not just the property tax bill. On a $419,800 house, the gap between inside Charlotte and unincorporated Union County is about $1,476 a year. A Union County address can also mean a well, a septic system, a longer drive and an HOA that handles what a town would. Some buyers do that math and move to Weddington. Others stay in Matthews for the sidewalks. Both are right, and I’d rather you know the number before you fall for the house.

What to run before you pick a town

Run four numbers on the house you think you want, in this order, and you’ll know whether the town fits before you ever see it. It’s easy to do this in reverse and find the tax rate after you’ve fallen for the street.

First, the purchase price against the town’s current median, not the Census value. Redfin’s Data Center, which publishes its market files for download, reports the city of Charlotte at $419,800 for July to September 2026, and our ranking of the cheapest places to live near Charlotte lines the towns up by price with the drive each one costs.

Second, the property tax bill: the price divided by 100, multiplied by the combined rate from the tax section, remembering that a Waxhaw mailing address can sit outside the town line and pay only the county’s 43.42 cents. Third, the income tax if the house is in South Carolina, run on your real income, because that line can quietly hand back a property tax saving.

Fourth, what the tax rate doesn’t cover: HOA dues, a well and septic system on a Union County lot, the drive itself if you’ll commute in from Monroe or Indian Trail, and the extra 1 percent of sales tax on taxable purchases inside Mecklenburg County.

Then set your result beside the national figures. The metro’s price level of 97.348 is below 100, the city’s median home value is 16 percent above the national median, Weddington’s is about 2.5 times it, and the property tax on the same house can differ by $1,476 a year across a line you can’t see from the driveway. The metro is not expensive. The house you want in the town you want may be, and the South Charlotte communities hub gives each of those towns its own page.

Frequently Asked Questions About the Charlotte NC Cost of Living

Does South Charlotte cost more than the rest of Charlotte?

Is it expensive to live in Charlotte NC?

Not on the national index and yes on housing. The Bureau of Economic Analysis Regional Price Parity for the Charlotte metro is 97.348 for 2024, about 2.65 percent below the U.S. average of 100. Charlotte’s median home value of $385,700 on the Census Bureau’s 2020-2024 survey is about 16 percent above the national $332,700, and Redfin’s Data Center puts the city’s median sale price at $419,800 for July to September 2026. Your everyday costs run a little under average; your house runs over it.

What is the cost of living in Charlotte NC compared to the national average?

About 2.65 percent lower overall for you, using the Bureau of Economic Analysis Regional Price Parity of 97.348 for the Charlotte-Concord-Gastonia metro in 2024, the latest year published as of February 20, 2026. Median gross rent in the city is $1,612 a month against $1,413 nationally on the Census Bureau’s 2020-2024 American Community Survey.

How much do you need to earn to live in Charlotte NC?

MIT’s Living Wage Calculator, updated February 15, 2026, puts the living wage for one adult living alone in the Charlotte metro at $24.19 an hour, or $50,323 a year before taxes on MIT’s own annual figure. That covers basic needs, not a mortgage, and buying Charlotte’s $419,800 median home, reported by Redfin for July to September 2026, takes a far higher income; Waxhaw, Weddington and Marvin, with Census median values from $549,400 to $906,000, take more again.

Is it cheaper to live in South Carolina or North Carolina near Charlotte?

It depends on which tax you pay the most of. North Carolina’s flat income tax is 3.99 percent for 2026; South Carolina’s 2026 schedule charges 1.99 percent on the first $30,000 and 5.21 percent on everything above it (its tax table computes that as 5.21 percent of the whole amount minus $966), per each state’s Department of Revenue. South Carolina assesses an owner-occupied legal residence at 4 percent of market value, so property tax on a comparable house is usually lower there. Sales tax is 7 percent in York County and 8 percent in Lancaster County against 8.25 percent in Mecklenburg and 6.75 percent in Union County, so you have to run your own income and price to know which side wins.
